OF THE TOWN OF MARANA, ARIZONA, APPROVING THE VILLAGES AT REDHAWK PRELIMINARY PLAT SUBMITTED BY COTTONWOOD PROPERTIES, INC., FOR A 293 LOT SINGLE FAMILY DETACHED HOME SUBDIVISION FOR A PORTION OF SECTION 35 OF TllS R12E LOCATED AT THE SOUTHEAST CORNER OF REDHAWK BOULEVARD AND MOORE ROAD. WHEREAS, the Town of Marana has previously approved the specific plan for the area known as Tortolita Mountain Properties, located within the corporate boundaries of the Town of Marana, Arizona; and WHEREAS, Cottonwood Properties, Inc., is the owner of a portion of section 35 of T11 S R12E located at the southeast comer of Redhawk Boulevard and Moore Road, and has applied to the Town of Marana for approval of a preliminary plat for a 293 lot single family detached home subdivision; and WHEREAS, the aforementioned property is located within the Tortolita Mountain Properties Specific Plan; and WHEREAS, the preliminary plat was presented to the Marana Planning Commission on September 25, 1996, and the Planning Commission recommended approval of the preliminary plat subject to certain conditions; and WHEREAS, the Marana Town Council heard fi'om the representative of the owner, staff, and members of the public at the regular Town Council meeting held October 15, 1996, and has determined that the pre 'hmina~ plat map submitted by Cottonwood Properties, Inc., subject to certain conditions, should be approved. NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of Marana that the preliminary plat map submitted by Cottonwood Properties, Inc., for a 293 lot single family detached home subdivision on a portion of section 35 ofT11S R12E, located at the southeast comer of Redhawk Boulevard and Moore Road, be approved subject to the following conditions: Architectural review approval by the Tortolita Mountain Properties Limited Partnership Development Review Committee; and The plant vegetation shall comply with the Salvage and Mitigation Program specified in the specific plan; and Resolution of issues involving Redhawk Boulevard and Moore Road rights- of-way.
