HomeMy WebLinkAboutResolution 96-034 penrod development planMARANA RESOLUTION NO. 96-34 A RESOLUTION OF THE MAYOR AND COUNCIL OF THE TOWN OF MARANA, ARIZONA, APPROVING THE DEVELOPMENT PLAN FOR THE PENROD HORSE TRAINING STABLE AND RESIDENCE LOCATED WITHIN THE ANWAY FARMS SPECIFIC PLAN ON THE SOUTH SIDE OF TKICO-MARANA ROAD APPROXIMATELY THREE-QUARTERS OF A MILE WEST OF WENTZ ROAD. WHEREAS, the Town of Marana has previously approved the specific plan for the area known as Anway Farms, located within the corporate boundaries of the Town of Marana, Arizona; and WHEREAS, Thomas E. Penrod and Gtenda S. Penrod are the owners of approximately 0.99 acres of property located within the Anway Farms Specific Plan on the south side of Trico-Marana Koad approximately three-quarters of a mile west ofWentz Koad, more particularly described in Exhibit A attached hereto and incorporated herein, and has applied to the Town of Marana for approval of the development plan for a horse training stable and residence; and WHEREAS, the Marana Planning Commission considered the request to approve the development plan March 27, 1996, and voted 6-0 to recommend that the Town Council approve the development plan; and WHEREAS, the Marana Town Council heard fi.om the representative of the owner, staff, and members of the public at the regular Town Council meeting held April 16, 1996 and has determined that the development plan submitted by Thomas E. Penrod and Glenda S. Penrod for a horse training stable and residence should be approved. NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of Marana, Arizona that the development plan for a horse training stable and residence submitted by Thomas E. Penrod and Glenda S. Penrod located within the Anway Farms Specific Plan and more particularly described in Exhibit A is approved subject to the following conditions: The development of the property must adhere to the conditions set forth in the Anway Farms Specific Plan. The property owner must submit a title report to the town engineer which includes copies of the easements affecting the proposed development site. The property owner must submit to the town engineer an application for a floodplain use permit along with a more detailed hydrology analysis. The property owner must provide approval fi.om the Pima County Department of Environmental Quality for a septic system to be used on the property. The property owner must provide proof of compliance with the concerns expressed by Tucson Water, Pima County, Arizona State Museum and Southwest Gas Corporation.
