ORDINANCE NO. 95.03
AN ORDINANCE OF THE TOWN OF MARANA, ARIZONA, CHANGING THE ZONING OF
APPROXIMATELY 156 ACRES OF LAND LOCATED NEAR THE SOUTHWEST CORNER
OF LINDA VISTA BLVD. AND HARTMAN LANE FROM "c" TO "MR-l", "R-6" AND "YC".
WHEREAS, New World Development is the owner ofa parcel ofland approximately 156
acres in size near the Southwest corner of Linda Vista Blvd. and Hartman Lane, more particularly
set forth in Exhibit A attached hereto, which is currently zoned "Zone C" (Large Lot Zone); and
WHEREAS, the applicant has applied to the Town of Maran a to change the zoning of this
property from "c" to "MR-l", "R-6", and "YC", as more particularly set forth on Exhibit B
attached hereto; and
WHEREAS, the Marana Planning Commission held a public hearing on the rezoning request
on June 30, 1993, and following this public hearing recommended that the Town Council approve
the request for rezoning; and
WHEREAS, the Town Council of the Town of Maran a held a public hearing on the rezoning
request on August 3, 1993, to obtain public input on the request for a change of zoning.
NOW, THEREFORE BE IT ORDAINED that the Mayor and Council of the Town of
Marana, Arizona does hereby change the zoning of the property particularly described on Exhibit
A hereto, from "c" to "MR-l", "R-6 and "YC", as set forth on Exhibit B hereto, subject to the
following conditions:
1. The developer will be required to comply with the nine staff recommendations set forth in
Exhibit C attached hereto.
2. The Marana School District will be notified of the development prior to construction.
PASSED AND ADOPTED by the Mayor and Council of the Town of Maran a, Arizona, this
21st day of February, 1995.

1. A tentative phasing plan for the development of the entire parcel shall be filed when
the first preliminary subdivision plat map is filed.
") When any commercial development plan is filed, the submittal shall include a market
analysis justifying the proposed commercial.
3. Plans for street right of way dedication and improvements for the entire property now
being proposed for rezoning, shall be filed when the first preliminary subdivision plat
map is filed and shall conform to the requirements of the Town Engineer, taking into
consideration the recommendations contained in the Pima County Department of
Transportation memorandum of June 15, 1993.
4. Plans for site hydrology and drainage, including easements proposed to be dedicated,
shall be filed when the first preliminary subdivision plat map is filed and shall
conform to the requirements of the Town Engineer taking into consideration the
recommendations contained in the Pima County Department of Transportation and
Flood Control District memorandum of June 15, 1993
A traffic study ofthe entire project, prepared by a professional traffic or civil
engineer, shall be submitted when the first preliminary subdivision plat is filed.
Plans for the disposal of sewage and waste water generated by the project shall be
filed when the first preliminary subdivision plat map is filed.
Plans for the provision of domestic water supply shall be submitted when the first
preliminary subdivision plat is filed.
Fire protection services shall be designated prior to approval of the first preliminary
subdivision plat.
Following all Building Codes and Ordinances of the Town of Marana.
