AN ORDINANCE EXTENDING AND INCREASING THE CORPORATE LIlVIITS OF THE
TOWN OF 11~IARANA, ARIZONA, PURSUANT TO T~-~ PROVISIONS OF TITLE 9, CHAPTER
4, ARIZONA REVISED STATUTES, AND AMENDMENTS THERETO, BY ANNEXING
THERETO THAT TERRITORY KNOWN AS T~-~ TANGERINE ROAD/'THORNYDALE ROAD
ANNEXATION, WHICH IS CONTIGUOUS TO THE EXISTING TOWN LIlvIITS OF THE
TOWN OF MARANA, ARIZONA, AND CHANGING THE ZONING OF SAID TERRITORY
FROM PIMA COUNTY ZONES "RURAL HOMESTEAD (RH)" AND "SUBURBAN RANCH
ZONE (SR)" TO 11~ARANA ZONE "RESIDENTIAL, r~L[~1IlVIUM LOT SIZE 144,000 SQUARE
FEET (R-144)"; FROM PIMA COUNTY ZONE "RURAL RESIDENTIAL (GR-1)" TO MARANA
ZONE "RESIDENTIAL, l~Z[i1Il1~UM LOT SIZE 36,000 SQUARE FEET (R-36)"; AND FROM
PIMA COUNTY ZONE OF SPECIFIC PLAN TO THE MARANA ZONE OF SPECIFIC PLAN
WI~REAS, a petition in writing, accompanied by a map or plot of said real property, having
been filed and presented to the Mayor and Council of the Town of Marana, Arizona, signed by the
owners of more than one-half in value of the real and personal property and more than one-half of
the persons owning real and personal property that would be subject to taxation by the Town of
Marana as shown by the last assessment of said property, said property is contiguous to the Town
of Marana, and not now embraced within its limits, asking that the property more particularly
hereinafter described be annexed to the Town of Marana, and to extend and increase the corporate
limits of the Town of Marana so as to embrace same; and
WHEREAS, the Mayor and Council of the Town of Marana, Arizona, are desirous of
complying with sa.id petition and e~ctending and increasing the corporate limits of the Town of Marana
to include said territory; and
VV~~REAS, the Tangerine/Thornydale Annexation is an approximate 1,260 acre parcel
located in a portion of Section 1 in Township 12 South, Range 12 East; a portion of Section 6 in
Township 12 South, Range 13 East; and a portion of Sections 29, 30, 31 and 32 in Township 11
South, Range 13 East, Gila and Salt River Meridian, Pima County, Arizona; and
WHEREAS, the petition sets forth a true and correct description of all the e}rterior boundaries
of the entire area proposed to be annexed to the Town of Marana and had attached thereto at a11
times an accurate map of the territory desired to be annexed; and
WHEREAS, no alterations increasing or reducing the territory sought to be annexed have
been made after the petition had been signed by any owner of real and personal property in such
territory; and
WHEREA5, A.R.S. § 9-471(L) requires the Town to adopt transitional zoning classifications
which pernut densities no greater than those permitted by the County before annexation; and
WHEREAS, the Pima County zoning classifications on the property prior to annexation were:
"Rura1 Homestead (RH)"; "Suburban Ranch (SR)"; "Rural Residential (GR-1)," and "Pima County

. Specific Plan," and the most comparable Town zoning classifications which do not permit greater
densities and use are, respectively, "Residential, Minimum Lot Size 144,000 Square Feet (R-144)"
(for Pima County `ItH' and `SR'); "Residential, Muumum Lot Size 36,000 Square Feet (R-36)," and
~ "Marana Specific Plan (F)."
WHEREAS, the provisions of A.R. S. § 9-471, and amendments thereto, have been fully
observed; and
VVHEREAS, proper and sufficient certification and proof of the foregoing facts are now on
file in the office of the town clerk of the Town of Marana, together with a true and correct copy of
the original petition referred to herein, which is on file in the office of the county recorder.
NOW THEREFORE, BE IT ORDAINED by the Mayor and Council of the Town of Marana,
Arizona, that:
1. The territory known as the Tangerine/Thornydale Annexation is
annexed into the Toum of Marana and that the present corporate
limits are extended and increased to include the described area.
2. The zoning of said territory is hereby changed from "Rural Homestead
(RH)"; "Suburban Ranch (SR)"; "Rural Residential (GR-1)," and
"Pima County Specific Plan," to, respectively, "Residential, Minimum
Lot Size 144,000 Square Feet (R-144)" (for Pima County `RH' and
`SR'); "Residential, Minimum Lot Size 36,000 Square Feet (R-36),"
and "Marana Specific Plan (F)."
3. A copy of this Ordinance, together with an accurate map of the
territory hereby annexed to the Town of Marana, certified by the
Mayor af said Town, be forthwith filed and recorded in the office of
the County Recorder of Pima County, Arizona.
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona, this
Sth day of August, 1997.
