MARANA ORDINANCE NO. 97.25
AN ORDINANCE EXTENDING AND INCREASING THE CORPORATE LIMITS OF THE
TOWN OF MARANA, ARIZONA, PURSUANT TO THE PROVISIONS OF TITLE 9, CHAPTER
4, ARIZONA REVISED STATUTES, AND AMENDMENTS THERETO, BY ANNEXING
THERETO THAT TERRITORY KNOWN AS THE COUNTRYSIDE VISTAS #5 AND #6
ANNEXATION, WIllCR IS CONTIGUOUS TO THE EXISTING TOWN LIMITS OF THE
TOWN OF MARANA, ARIZONA, AND CHANGING THE ZONING OF SAID TERRITORY
FROM PIMA COUNTY ZONE "SUBURBAN RANCH (SR)" TO MARANA ZONE
"RESIDENTIAL, MINIMUM LOT SIZE 144,000 SQUARE FEET (R-144)."
WHEREAS, a petition in writing, accompanied by a map or plot of said real property, having
been filed and presented to the Mayor and Council of the Town of Maran a, Arizona, signed by the
owners of more than one-half in value of the real and personal property and more than one-half of
the persons owning real and personal property that would be subject to taxation by the Town of
Marana as shown by the last assessment of said property, said property is contiguous to the Town
of Marana, and not now embraced within its limits, asking that the property more particularly
hereinafter described be annexed to the Town of Maran a, and to extend and increase the corporate
limits of the Town of Maran a so as to embrace same; and
WHEREAS, the Mayor and Council of the Town of Marana, Arizona, are desirous of
complying with said petition and extending and increasing the corporate limits of the Town of Maran a
to include said territory; and
WHEREAS, the Countryside Vistas #5 and #6 Annexation is an approximate 23.5 acre parcel,
located in a portion of the northwest 1;4 of Section 24, Township 12 South, Range 12 East; Gila and
Salt River Meridian, Pima County, Arizona; and
WHEREAS, the petition sets forth a true and correct description of all the exterior boundaries
of the entire area proposed to be annexed to the Town of Maran a and had attached thereto at all
times an accurate map of the territory desired to be annexed; and
WHEREAS, no alterations increasing or reducing the territory sought to be annexed have
been made after the petition had been signed by any owner of real and personal property in such
territory; and
WHEREAS, A.R.S. ~ 9-471(L) requires the Town to adopt transitional zoning classifications
which permit densities no greater than those permitted by the County before annexation; and

WHEREAS, the Pima County zoning classification on the property prior to annexation was:
"Suburban Ranch (SR)," and the most comparable Town zoning classification which does not permit
greater densities and use is "Residential, Minimum Lot Size 144,000 Square Feet (R-144)"; and
WHEREAS, the provisions of A.R.S. ~ 9-471, and amendments thereto, have been fully
observed; and
WHEREAS, proper and sufficient certification and proof of the foregoing facts are now on
file in the office ofthe Town Clerk of the Town of Maran a, together with a true and correct copy of
the original petition referred to herein, which is on file in the office of the county recorder.
NOW THEREFORE, BE IT ORDAINED by the Mayor and Council of the Town of Maran a,
Arizona, that:
1.
The territoI)' known as the Countl)'side Vistas #5 and #6 Annexation
is annexed into the Town of Maran a and that the present corporate
limits are extended and increased to include the described area.

2. The zoning of said territol)' is hereby changed from Pima County
Zone "Suburban Ranch (SR)" to Marana Zone "Residential, Minimum
Lot Size 144,000 Square Feet (R-144)."
3. A copy of this Ordinance, together with an accurate map of the
territoI)' hereby annexed to the Town of Marana, certified by the
Mayor of said Town, be forthwith filed and recorded in the office of
the County Recorder of Pima County, Arizona.
PASSED AND ADOPTED by the Mayor and Council of the Town of Maran a, Arizona, this
19th day of August, 1997.
