MARANA ORDINANCE NO. 96.41
AN ORDINANCE OF THE MAYOR AND COUNCIL OF THE TOWN OF MARANA,
ARIZONA, CHANGING THE ZONING OF CERTAIN PROPERTY LOCATED AT 6808 NORTH
CAMINO MARTIN FROM "ZONE R-36" (SINGLE FAMILY RESIDENTIAL, MINIMUM LOT
SIZE 36,000 SQUARE FEET) TO "ZONE lIT' (HEAVY INDUSTRY).
WHEREAS, Ross E. Ritter and Mary 1. Ritter are the owners of a parcel ofland located at
6808 North Camino Martin which is at the southeast 1/4 of the northwest 1/4 of T13S, R13E,
Section 6, Township 13 south, Range 13 east, west 1.6 AC of Assessor's Parcel Number 101-05-
015D, and more particularly described in Exhibit A, attached hereto, which is currently zoned "Zone
R-36" (Single Family Residential, minimum lot size 36,000 square feet); and
WHEREAS, the applicant, Clint Taylor, has applied to the Town of Maran a to change the
zoning of this property from "Zone R-36" (Single Family Residential, minimum lot size 36,000
square feet) to "Zone HI" (Heavy Industry); and
WHEREAS, the Marana Planning Commission held a public hearing on the rezoning request
on September 25, 1996 and following this public hearing voted that the Town Council approve, with
conditions, the request for rezoning the property located at 6808 North Camino Martin from "Zone
R-36" (Single Family Residential, minimum lot size 36,000 square feet) to "Zone HI" (Heavy
,.- Industry); and
WHEREAS, the Town Council of the Town of Maran a held a public hearing on the rezoning
request on November 5, 1996 to obtain public input on the request for a change of zoning, and heard
from staffand the representative of the owner, and has determined that the rezoning request should
be approved, with conditions.
NOW, THEREFORE, BE IT ORDAINED by the Mayor and Council of the Town of
Marana, Arizona that:
Section 1. The zoning of that certain property located at 6808 North Camino Martin,
approximately 1.6 acres and more particularly described in Exhibit A attached hereto, is hereby
changed from "Zone R-36" (Single Family Residential, minimum lot size 36,000 square feet) to
"Zone HI" (Heavy Industry) subject to the following conditions:
1. That there will be development plan compliance with Title 22 off-street parking and
loading requirements with respect to the number of parking spaces.
2. That there will be compliance with the screening standards of the Town
Development Code.
3.
That existing off-site drainage impacting the site must be accommodated by the
development plan.

./" Section 2. All Marana ordinances, resolutions, or motions and parts of ordinances, resolutions,
or motions of the council in conflict with the provisions of this ordinance are hereby repealed,
effective as of the effective date of this ordinance.
Section 3. If any section, subsection, sentence, clause, phrase or portion of this ordinance is for
any reason held to be invalid or unconstitutional by the decision of any court of competent
jurisdiction, such decision shall not affect the validity of the remaining portions thereof
PASSED AND ADOPTED by the Mayor and Council of the Town of Maran a, Arizona this
5th day of November, 1996.
