HomeMy WebLinkAboutOrdinance 90.30 Antell rezoningORDINANCE NO. 90.30 An Ordinance Changing the W. 1/2 of the N.W. 1/4 of Section 34, T 12S, R 12E from Zone "C" to Zone "A" (Antell Property) WHEREAS the owner of the W 1/2 of the N.W. 1/4 of Section 34, T 12S, R 12E has petitioned the Town of Marana to change the zoning on that land from Zone C to Zone A, and, WHEREAS Zone C was established by Ordinance No. 90.20 adopt- ed June 5, 1990 establishing zoning on annexed property, and WHEREAS public hearings were held on said petition by the Planning Commission and by the Town Council in accordance with the provisions of the Town Development Code. NOW, THEREFORE, BE IT ORDAINED BY THE MAYOR AND TOWN COUNCIL OF THE TOWN OF MARANA, ARIZONA, AS FOLLOWS: SECTION 1. The zoning district boundaries for the West half (W i/2) of the Northwest One Quarter (NW 1/4) of Section 34, T12S, R 12E, G&SRB and M., Pima County, Arizona, except the West thirty (30) feet; containing 78.18 acres, more or less, are hereby amended from Zone C %o Zone A upon a final plat being recorded in the Office of the Pima County Recorder in substantial compliance with the requirements in Section 2, if such recorda- tion takes place on or after the effective date of this ordinance and before November 20, 1993, unless this date is extended by the Town of Marana Town Council. SECTION 2. a. A single family residential home plat with an overall density cap of 156 homes or 2 homes per acre. b. Major drainageways and washes to be maintained in their natural state for surface drainage and wildlife movement corridors. c. A buffer of open space, landscaping and/or larger lots adjacent to existing neighbors along the south and west property lines. d. Development of the property to be phased to minimize grading. e, All outdoor lighting to be in conformance with standards to minimize light pollution. f. All new infrastructure costs necessary for the development of this project to be at the expense of the owner/developer. g. Landscaping for the project will reflect a theme emphasizing native drought-tolerant desert vegetation. h. No grading, grubbing, filling, excavation, construction or other physical alteration of the site in further- ance of the project contemplated by this ordinance will occur prior to the effective date of the A zoning classification.
