HomeMy WebLinkAboutOrdinance 88.02 Amending Title 8 of the land development codeORDINANCE NO. 88.02 AN ORDINANCE AMENDING THE DEVELOPMENT CODE FOR THE TOWN OF MARANA, ARIZONA, BY AMENDING TITLE 8. WHEREAS the Town of Marana currently has in full force and effect a Town Development Code and other Codes, Ordinances and Regulations; and WHEREAS the Town of Marana Planning Commission and Town Council have held the necessary Public Hearings; and WHEREAS the Planning Commission has recommended that the Town Council adopt the following changes to the Town Development Code; and WHEREAS all the require steps of the Town Development Code have been followed. NOW, THEREFORE, BE IT ORDAINED by the Town Council of the Town of Marana that the Town Development Code be amended as follows: 08.03.07 Mobile/Manufactured Homes and Units. A. All mobile homes or similar units shall meet, in addition to any reql~]at]ons set forth in this Code, the mobile home or manufactured home standards adopted by the State of Arizona. B. All current mobile homes or similar units shall install skirting within 45 days of the notice to install skirting, with the option of requesting an extension of an additional 45 days because of extenuating circumstances. The extension of time must be made in writing to the Planning and Zoning Administrator with the reasons for the request. E. All new placements of mobile home or similar units must install skirting within 120 days of receipt of the building permit or within 45 days of the final inspection which ever later. is F. The following are the materials and specifications that are approved for used for skirting: 1) 2) 3) 4) wood. 5) Manufactured metal skirting with baked on enamel colors. Corrugated metal roof sheeting fitted and painted. Translucent corrugated fiberglass sheeting. 1/2" Pressure treated plywood painted to protect the Textured hardboard siding, kept free of the ground by mounting on 2"x6" redwood or pressure treated sleeper laid on edge. Painted to protect the wood. 6) 1/2" Wafer weld sheathing, kept free of the ground by mounting on 2"x6" redwood or pressure treated sleeper laid on edge. Painted to protect the wood. 7) Brick, CMU block or slump block perimeter walls with mortar joints. Concrete foundation required. To use this material a permit will be required. 8) Vacuum formed ABS plastic manufactured and intended for use as skirting. Regardless of the material used above the following applies to all skirting installations: 1) There must be a minimum 18"x24" covered access to under- floor area. 2) There must be under-floor cross ventilation of a net area of not less than one square foot for each 150 square feet of under-floor area. Unless as an integral part of manufactured skirting, the ventilation cover vent openings must be 1/4" in dimension. 3) When wood is in contact with the ground, termite treatment is recommended.
