A RESOLUTION OF THE MAYOR AND COUNCIL OF THE TOWN OF MARANA,
ARIZONA, APPROVING THE FINAL PLAT FOR CONTINENTAL RANCH RETAIL
CENTER, SUBMITTED BY ARIZONA PAVILIONS LLC, THAT WOULD CREATE A
COMMERCIAL SUBDIVISION CONSISTING OF 4 BLOCKS AND 9 LOTS ON 72.01
ACRES, LOCATED SOUTHEAST OF CORTARO ROAD ALONG THE 1-10 FRONTAGE
ROAD TO BURLINGAME ROAD AND SOUTH ALONG CORTARO ROAD TO THE
SANTA CRUZ RIVER, IN A PORTION OF SECTIONS 26 & 35, TOWNSHIP 12 SOUTH,
RANGE 12 EAST.
WHEREAS, the Town of Marana approved and adopted the specific plan for the area
known as Continental Ranch on April 5, 1988 (Ordinance 88.09), located within the corporate
boundaries of the Town of Marana, Arizona; and
WHEREAS, Arizona Pavilions LLC is the owner of property located southeast of Cortaro
Road along the 1-10 Frontage Road to Burlingame Road and south along Cortaro Road to the
Santa Cruz River, excluding the Burger King parcel located at the comer of the 1-10 Frontage
Road and Cortaro and the U.S. Post Office located on Arizona Pavilions Drive, more particularly
within portions of Sections 26 & 35, Township 12 South, Range 12 East, known as parcels 65,
65A, 66 and a portion of 67 of the Continental Ranch Specific Plan, and has applied to the Town
of Marana for approval of a final plat for a commercial subdivision consisting of 4 Blocks and 9
Lots on 72.01 acres, including Lots 1 through 9, Block 1, Block 2, Block 3, Block 4 and
Common Area "A" and more particularly described in Exhibit A, attached hereto and
incorporated herein by this reference (Exhibit "A"); and
WHEREAS, the Marana Town Council has heard from the representative(s) of the
owners, staff, and members of the public at the regular Town Council meeting held October 1,
2002, and has determined that the final plat for Continental Ranch Retail Center should be
approved pursuant to the recommendation of the Marana Planning Commission.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the T own o f
Marana, Arizona, that Continental Ranch Retail Center, submitted by Arizona Pavilions LLC for
a commercial subdivision consisting of 4 Blocks and 9 Lots on 72.01 acres of property, known
as Continental Ranch Parcels 65, 65A, 66 and a portion of 67, located within the Continental
Ranch Specific Plan area, more specifically located southeast of Cortaro Road along the 1-10
Frontage Road to Burlingame Road and south along Cortaro Road to the Santa Cruz River,
excluding the Burger King parcel located at the comer of the 1-10 Frontage Road and Cortaro
and the U.S. Post Office located on Arizona Pavilions Drive, more particularly within a
portion of Sections 26 & 35, Township 12 South, Range 12 East, be approved with conditions

as follows:
1. The Town and CMID shall be provided a 30 foot by 50 foot utility
easement around the existing Clerk Turnout Easement, and such easement
shall be given access or abut the adjacent Tucson Water Easement; and
2. The Town shall be granted a 15-foot utility and access easement along the
entire platted property and adjacent to the Frontage Road.
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona, this 1st
day of October, 2002.
