A RESOLUTION OF THE MAYOR AND COUNCIL OF THE TOWN OF MARANA,
ARIZONA APPROVING THE EL RIO AT CONTINENTAL RANCH PRELIMINARY PLAT
SUBMITTED BY KB HOME CONSISTING OF A 102-LOT SINGLE FAMILY DETACHED
HOME SUBDIVISION ON 22.85 ACRES LOCATED WITHIN CONTINENTAL RANCH ON
PARCEL 43 ON THE NORTH SIDE OF COACHLINE BOULEVARD NORTHEAST OF
THE PIMA COUNTY SUBDIVISION LA PUERTA DEL NORTE 1N A PORTION OF
SECTIONS 16 & 17, TOWNSHIP 12 SOUTH, RANGE 12 EAST.
WHEREAS, the Town of Marana approved and adopted the specific plan for the area
known as Continental Ranch on April 5, 1988 (Ordinance 88.09), located within the corporate
boundaries of the Town of Marana, Arizona; and
WHEREAS, KB Home is the owner of the property located on the north side of
Coachline Boulevard northeast of the Pima County subdivision La Puerta Del None, more
particularly within a portion of Sections 16 & 17, Township 12 South, Range 12 East known as
Parcel 43 of the Continental Ranch Specific Plan, and more particularly described in Exhibit A,
attached hereto and incorporated herein by this references, and has applied to the Town of
Marana for approval of a preliminary plat for 102 single family detached home lots on 22.85
acres, including lots 1-102 and common areas "A" and "B"; and
WHEREAS, the preliminary plat was presented to the Marana Planning Commission on
June 27, 2001, and the Planning Commission recommended 5-0 that the Town Council approve
the preliminary plat; and
WHEREAS, the Marana Town Council has heard from the representative(s) of the owner,
staff, and members of the public at the regular Town Council meeting held August 21, 2001, and
has determined that the El Rio at Continental Ranch preliminary plat submitted by KB Home
should be approved.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of
Marana, Arizona authorizing that the preliminary plat for 102 single family detached home lots on
22.85 acres of property known as Continental Ranch Parcel 43 located within a portion of
Sections 16 & 17, Township 12 South, Range 12 East be approved upon the following
conditions:
1. The Preliminary Plat must reflect compliance with all items listed on the letter from KB Home
to Mike Hein dated 8/14/01and Alternative #1 Site Plan, more particularly described in
Exhibit B and C respectfully, attached hereto and incorporated herein by this references,
which state:
· Number of lots will be reduced from 106 to 102.
· Add a note to the Preliminary Plat that states there will be a minimum of 12.5 feet side
yard separation between houses·
· No more than 23% of the total lots may be 45 feet wide.
· The "average lot size" will be in excess of 6,000 square feet.
· All lots will be greater than 5,000 square feet.
· Each front yard house setback will vary relative to the house next door·
· Idemical house elevations will not be allowed side-by-side.
2. Develop and dedicate to the Town a park site/linear trail of approximately 3 acres in size. The
parkYtrail to include a 14' paved trait, future deAnza trail connection, approximately a 1/3 of
an acre of turf, ramada with picnic tables and recreational play areas, as approved by the Parks
and Recreation Director.
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona, this

Commencing at the Northwest corner of Section 16;
Thence South 00 degrees 32 minutes 03 seconds East, along the West line of Section 16, a distance
of 1,320.55 feet to the Point of Beginning;
Thence North 89 degrees 21 minutes 50 seconds East, 53.64 feet;
Thence South 47 degrees 07 minutes 50 seconds East, 145.26 feet to a point of curvature of a
tangent curve, concave to the Southwest;
Thence Southeasterly, along the arc of said curve, to the right, having a radius of 12,965.00 feet
and a central angle of 04 degrees 07 minutes 31 seconds for an arc distance of 933.50 feet to a non-
tangent line;
Thence South 38 degrees 16 minutes 45 seconds West, 785.85 feet to a point on the arc of a non-
tangent curve, concave to the Southwest, a radial line of said curve through said point having a
bearing of North 29 degrees 28 minutes 40 seconds East;
Thence Northwesterly, along the arc of said curve, to the left, having a radius of 2,445.00 feet and
a central angle of 03 degrees 56 minutes 55 seconds for an arc distance of 168.50 feet to a point of
tangency;
Thence North 64 degrees 28 minutes 15 seconds West, 579.04 feet;
Thence North 00 degrees 32 minutes 03 seconds West, 1,043.12 feet;
Thence North 89 degrees 21 minutes 50 seconds East, 347.69 feet to the Point of Beginning.
