HomeMy WebLinkAboutResolution 2001-144 final plat for thornydale crossing MARANA RESOLUTION NO. 2001-144 A RESOLUTION OF THE MAYOR AND COUNCIL OF THE TOWN OF MARANA, ARIZONA, APPROVING THE THORNYDALE CROSSING FINAL PLAT SUBMITTED BY PRICE ENTERPRISES, INC., CONSISTING OF A 7 LOT COMMERCIAL/INDUSTRIAL SUBDIVISION ON 15.02 ACRES LOCATED ON BOTH SIDES COSTCO DRIVE BORDERED BY THE CARMACK DRAINAGEWAY ON THE EAST, THE CANADA DEL ORO WASH ON THE NORTH AND THE HOME DEPOT DEVELOPMENT ON THE SOUTHWEST, IN A PORTION OF SECTION 6, TOWNSH~ 13 SOUTH, RANGE 13 EAST. WHEREAS, Price Enterprises is the owner of the property located on both sides Costco Drive bordered by the Carmack Drainageway on the east, the Canada Del Oro Wash on the north and the Home Depot development on the southwest, more particularly within a portion of Section 6, Township 13 South, Range 13 East, and has applied to the Town of Marana for approval of a final plat for a 7 lot commercial/industrial subdivision on 15.02 acres, including lots 1-7 and more particularly described in Exhibit A, attached hereto and incorporated herein by this reference (Exhibit "A"); and WHEREAS, the £mal plat was presented to the Marana Planning and Zoning Commission on August 29, 2001, and the Plarm/ng Commission recommended 5-0 that the Town Council approve the final plat; and WHEREAS, the Marana Town Council has heard from the representative(s) of the owners, staff, and members of the public at the regular Town Council meeting held November 6, 2001, and has determined that the final plat for Thomydale Crossing should be approve.d. NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of Marana, Arizona, that the final plat for a 7 lot commercial/industrial subdivision on 15.02 acres of property known as Thomydale Crossing located within a portion of Section 6, Township 13 South, Range 13 East be approved upon the following conditions: 1. The developer must supply the Town of Marana with documentation that a burial agreement has been obtained from Lynn Teague (ASM) prior to any utility work being done for this project, per a letter from John Madsen dated October 1, 2001. 2. The Developer of the plat must complete the landscaping that was approved by Town staff (LPR-0108) within 90 days of completing the utility work. THENCE South 87 degrees 59 minutes 30 seconds West 155.44 feet upon the Southerly line of said Lot 4 to the point of curve, concave Northeast and having a radius of 234.00 feet; THENCE Northwesterly upon said Southerly line, upon said curve through a central angle of 54 degrees 53 minutes 13 seconds an arc of 224.16 feet; THENCE North 37 degrees 07 minutes 17 seconds West 356.54 feet upon said Southerly line to Point A , THENCE continue North 37 degrees 07 minutes '17 seconds West 116.04 feet to the point of curve, concave Northeasterly and having a radius of 270.00 feet; THENCE Northwesterly upon said curve through a central angle of 35 degrees 13 minutes 22 seconds an arc of 165.98 feet; THENCE North 01 degrees 53 minutes 55 seconds West 340.82 feet to Point "B"; THENCE continue North 01 degrees 53 minutes 55 seconds West 150.52 feet to the point of curve, concave Southeasterly and having a radius of 270.00 feet; THENCE Northeasterly upon said curve through a central angle of 85 degrees 28 minutes 32 seconds an arc distance of 402.79 feet to the Easterly line of said Lot 4, being th~ cusp of a non tangent curve, concave Westerly and having a radius of 227.54 feet which bears South 81 degrees 58 minutes 33 seconds West; THENCE Southeasterly upon said curve through a central angle of 06 degrees 07 minutes 32 seconds and arc of 24.33 feet; THENCE South 01 degrees 53 minutes 55 seconds East 1075.01 feet upon said Easterly line to the point of curve, concave Northeasterly and having a radius of 269.00 feet; THENCE Southeasterly upon said Easterly line, upon said curve through a central angle of 87 degrees 53 minutes 21 seconds an arc of 412.63 feet; THENCE South 89 degrees 47 minutes 16 seconds East 160.01 feet to the Westerly right of way line of Thornydale Road; THENCE South 02 degrees 00 minutes 30 seconds East 27.02 feet upon said right of way line to the POINT OF BEGINNING.
