A RESOLUTION OF THE MAYOR AND COUNCIL OF THE TOWN OF MARANA,
ARIZONA, APPROVING THE PRELIMINARY PLAT FOR HARTMAN VISTAS,
SUBMITTED BY NEW WORLD HOMES, FOR A 367-LOT SINGLE FAMILY DETACHED
HOME SUBDMSION LOCATED AT THE SOUTHWEST CORNER OF LINDA VISTA
BOULEVARD AND HARTMAN LANE IN A PORTION OF THE NORTttEAST QUARTER
OF SECTION 23, TOWNSHIP 12 SOUTH, RANGE 12 EAST, PARCEL NUMBER'221-06-
00104.
WHEREAS, New World Homes, Inc. is the owner of approximately 157.33 acres located
at the southwest' comer of Linda Vista Boulevard and Hartman l. atne in a portion of the northeast
quarter of SeCtion 23, Township 12 South, Range 12 East, and has filed a Pre~ary Plat for
that property which consists of a 367-Iot single family detached home subdivision; and
WHEREAS, the Preliminary Plat was presented to the Marana Planning Commission on
January 26, 2000, and the Planning commission recommended 6-1 that the Town Council
approve the Preliminary Plat; and
WHEREAS, the Marana Town Council has heard from the representative(a) of the' owner,
staff, and members of the public at the regular Town Council meeting held March 7, 2000, and
has determined that the Preliminary Plat for Hartman Vistas should be approved.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of
Marana, Arizona, that the Hartman Vistas Preliminary Plat, submitted by New World Homes,
Inc., for a 367-1ot single family detached home subdivision to be located north of Sunset Road
and west of Silvet~ll Road in a portion of Section 23, Township 12 South, Range 12 East, is
hereby approved upon' the following conditions:
1. Written verification that U.S. Fish and Wildlife has no objection to this development prior to
the issuance of any grading permits.
2. Signed Water Services Agreement with the Town of Marana Water Department prior to the
issuance of any building permits on site.
3. Review of developed open space recreation facilities by the Planning and Zoning,,
Commission with the Final Plat review.
4. No Building Permits shall be issued until the paving between this project and Cortaro Farms
Road is completed, and the widening of Cortaro Farms Road between I-I0 and Cerius
Stravenue has been initiated.
