OF PAGEs: 7 SEQUENCE: 20001900585 09/29/2000 RES 16:24 M~ZL NIARANA RESOLUTION NO. 2000-106 $ 9.00 A RESOLUTION OF THE MAYOR AND THE COUNCIL OF THE TOWN OF MARANA, ARIZONA, AUTHORIZING THE APPROVAL OF A LOT SPLIT FOR LOT 305 OF CONTINENTAL RANCH, SUNFLOWER Il/SUBDiVISION. WHEREAS, AS the Town of Marana has approved the final plat for Continental Ranch, Sunflower Il/as recorded in the Pima County Recorders Office in Book 51, maps and plats, page: 63; and WHEREAS, the owner through the applicant, the WLB Group, Inc., requested the Town approve the split the Lot 305 in Sunflower Phase III for the purposes of creating a new common area to be maintained by the Sunflower Homeowners Association; and WHEREAS, the Town staffhas reviewed the request and has determined that this lot split will not result in any adverse impacts to the remainder Lot 305 and will infact more equitably distribute maintenance of landscaping requirements to the Lot owner; and WHEREAS, the Mayor & Council finds that granting this lot split will benefit the Town and the future residents within Sunflower, Phase NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of Marana as follows: Lot 305 may be divided in order to create and common area Parcel 0-0, as requested by the applicant, and described in the attached Legal Descriptions and Figures.
