A RESOLUTION OF THE MAYOR AND COUNCIL OF THE TOWN OF MARANA, ARIZONA,
AMENDING THE FUTURE DEVELOPMENT PLAN MAP WITHIN THE MARANA GENERAL PLAN
BY CHANGING, UPDATING, AND ASSIGNING LAND USE DESIGNATIONS WITHIN VARIOUS
SPECIFIC PLANS AND PROPERTIES TO MORE ACCURATELY REFLECT UNDERLYING LAND
USE CATEGORIES.
WHEREAS, on the 4th day February, 1997, the Marana Town Council adopted Resolution No.
97.06, which adopted the Town of Marana General Plan; and
WHEREAS, the Marana Planning Commission held a public heating on May 26, 1999, and voted
to recommend that the Town Council grant the various amendments to the Town of Marana General Map
Plan; and
WHEREAS, Diamond Key Homes currently owns approximately 700 acres known as the Gladden
Property, within a portion of Sections 33 and 34, Township 11 South, Range 11 East; and
WHEREAS, Diamond Key Homes intends to develop the Gladden Property as residential and
commercial land within the Town of Marana, and requests that the land use designation be changed from
"Open Space: Agriculture" to "Community Development Zone," which is consistent with the purpose and
intent of the Town of Marana General Plan; and
WHEREAS, the Town of Marana is requesting the approval to change various Land Use
designations, in order to more accurately reflect underlying land use categories and zoning, for the following
parcels as follows:
Parcels situated near the Town Center which contain approximately 500 acres located within
Sections 21, 22, 26, 27, and 28, Township 11 South, Range 11 East, from "Open Space:
Agriculture" to "Community Development Zone."
Update Town boundaries to reflect recent annexations.
Parcels situated at Countryside Vista, Blocks 5 and 6, which contain approximately 200
acres located within Section 24, Township 12 South, Range 12 East, from "Low Density
Residential" to "Medium to High Density Residential."
Parcels situated within the Rancho Marana Specific Plan and located within Sections 26, 27,
and 28, Township 11 South, Range 11 East, from "Community Development Zone" and
"Interstate Development Zone" to "Low Density Residential," "Medium to High Density
Residential," "Commercial," "Industrial," "Open Space," and "Community Development
Zone."

Township 12 South, Range 12 East, from "Open Space: Recreational," "Commercial," and
"Community Development Zone" to "Medium to High Density Residential Commercial"

Parcels situated within the Hartman Hills Specific Plan and located within portions of
Sections 1, 7, 11, and 12, Township 12 South, Range 12 East, from "Open Space:
Recreational," "Commercial," and "Medium to High Density Residential," to "Medium to
High Density Residential," "Commercial," and "Open Space: Recreational."
Parcels situated near Costco, Home Depot, and Auto Nation located within Sections 6, 7,
and 8, Township 13 South~ Range 13 East, from "Low Density Residential" to "Industrial
Business Park."
Parcels situated within portions of Sections 16 and 22, Township 11 South, Range 11 East,
from "Open Space: Agriculture," to "Interstate Development Zone."
Assign Land Use Designation of"Industhal Business Park" to the Avra Valley Airport area.
WHEREAS, the Town Council of the Town of Marana held a public hearing on July 20, 1999, to
obtain input from the Applicants, Town staff, and the public on the amendments to the Town of Marana
General Plan and finds that the adoption of these amendments to the Future Development Map Plan is in the
best interests of the Town of Marana.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of Marana,
Arizona, as follows:
Section 1: The amendments to the Town of Marana Future Development Map Plan are hereby adopted as
follows:

Section 2: All Ordinances, Resolutions, and Motions and parts of Ordinances, Resolutions, and Motions
of the Marana Town Council in conflict with the provisions of this Resolution are hereby repealed, effective
as of the effective date of this Resolution. '
Section 3: If any section, subsection, sentence, clause, phrase or portion of this Resolution or any part
of the Town Code, adopted herein by this reference, is for any reason held to be invalid or unconstitutional
by the decision of any court of competent jurisdiction, such decision shall not affect the validity of the
remaining portions hereof.
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona, this 20th
day of July, 1999.
