A RESOLUTION OF THE MAYOR AND COUNCIL OF THE TOWN OF MARANA,
ARIZONA APPROVING THE PRELIMINARY PLAT SUBMITTED BY DEL WEBB'S
HOME CONSTRUCTION, INC. FOR CONTINENTAL RANCH PARCEL 34, SUNFLOWER
PHASE V, WHICH IS A 173-LOT SINGLE FAMILY DETACHED HOME SUBDIVISION
ON 44.83 ACRES LOCATED NORTHEAST OF THE INTERSECTION OF TWIN PEAKS
ROAD AND SILVERBELL ROAD IN A PORTION OF SECTIONS 20 AND 21, TOWNSHIP
12 SOUTH, RANGE 12 EAST.
WHEREAS, the Town of Marana approved and adopted the specific plan for the area
known as Continental Ranch on April 5, 1988 (Ordinance 88.09), located within the corporate
boundaries of the Town of Marana, Arizona; and
WHEREAS, Del Webb's Home Construction, Inc. is the owner of the property located
northeast of the intersection of Twin Peaks Road and Silverbell Road, more particularly within a
portion of Sections 20 and 21, Township 12 South, Range 12 East known as Parcel 34 of the
Continental Ranch Specific Plan and has applied to the Town of Marana for approval of a
preliminary plat for 173 single family detached home lots on 44.83 acres which represents the
fifth phase of a 729-1ot single family subdivision, including lots 557-729 and common areas "V-
V" through "AA-AA"; and
WHEREAS, the preliminary plat was presented to the Marana Planning Commission on
November 17, 1999, and the Planning Commission recommended 6-0 that the Town Council
approve the preliminary plat; and
WHEREAS, the Marana Town Council has heard from the representative(s) of the owner,
staff, and members of the public at the regular Town Council meeting held December 14, 1999,
and has determined that the Sunflower Phase V preliminary plat submitted by Del Webb's Home
Construction, Inc. should be approved.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of
Marana, Arizona authorizing that the preliminary plat for 173 single family detached home lots
on 44.83 acres of property known as Continental Ranch Parcel 34 located within a portion of
Sections 20 and 21, Township 12 South, Range 12 East be approved upon the following
condition:
1. That the land exchange issue between Del Webb and the Marana Unified School District be
resolved prior to the Final Plat being considered for approval by the Marana Town Council.

PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona,
