A RESOLUTION OF THE MAYOR AND COUNCIL OF THE TOWN OF MARANA, ARIZONA,
APPROVING THE FINAL PLAT MAP SUBMITTED BY SOUTHWEST VALUE PARTNERS
IV, L.P., FOR A COMMERCIAL SUBDMSION CONSISTING OF LOTS 1 THROUGH $
BLOCKS A AND B, ON PARCEL 64, CONTINENTAL RANCH, A RE-SUBDMSION OF LOTS
10, 11 AND 12 OF PEPPERTREE RANCH BUSINESS PARK AND PARTS OF THE EAST ~A
OF SECTION 27 AND PART OF THE WEST ½ OF SECTION 26 T12S, R12E, LOCATED ON
THE NORTHWEST CORNER OF CORTARO ROAD AND INTERSTATE-10.
WHEREAS, the Town of Mararia has previously approved the specific plan for the area
known as Continental Ranch, located with the corporate boundaries of the Town of Marana, Arizona;
and
WHEREAS, Southwest Value Partners IV, L.P., is the owner of the property located on the
northwest corner of Cortaro Road and Interstate-10, consisting of lots 1 through 8, blocks A through
C, on parcel 64, Continental Ranch, a re-subdivision of lots 10, 11 and 12 of Peppertree Ranch
Business Park and parts of the east ½ of section 27 and part of the west ~A of section 26, TI2S,
R12E, and has applied to the Town of Marana for approval of a final plat map; and
WHEREAS, the final plat is for a commercial subdivision and re-subdivision; and
WHEREAS, the Mararm Planning Commission considered the request to approve the final
plat map on November 20, 1996, and voted 6-0 to recommend that the Town Council approve the
final plat map; and
WHEREAS, the Mararia Town Council heard from the representative of the owner, Town
stafi~ and members of the public at the regular Town Council meeting held January 21, 1997, and has
determined that the final plat map submitted by Southwest Value Partners IV, L.P., should be
approved, with conditions.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of Mararia
that the final plat map for a commercial subdivision located on the northwest comer of Cottaro Road
and Interstate-10, consisting of lots 1 through 8, blocks A and B, on parcel 64, Continental Ranch,
a re-subdivision of lots 10, 11 and 12 of Peppertree Ranch Business Park and parts of the east ~A of
section 27 and part of the west ½ of section 26, T12S, R12E, is approved subject to the following
condition:
The final plat map shall not be recorded until the quit dalm deeds relating to the exchange of
property between the developer and the City of Tucson are signed and recorded.
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona, this
4th day of February, 1997.
