HomeMy WebLinkAboutResolution 2005-152 final plat for continental ranch retail center - westside MARANA RESOLUTION NO. 2005-152 RELATING TO DEVELOPMENT; APPROVING AND AUTHORIZING A FINAL PLAT FOR CONTINENTAL RANCH RETAIL CENTER-WESTS IDE. WHEREAS, the Continental Ranch Retail Center subdivision was approved by the Town Council on October 1, 2002 and recorded at Book 56 Page 49; and WHEREAS, The developer, Continental Ranch Retail Cente,r LLC, has applied for a resubdivision of Blocks 2,3 and 4 of the Continental Ranch Retail Center Subdivision Plat; and WHEREAS, The Continental Ranch Retail Center-Westside final plat will consist of a 13-10t commercial subdivision on approximately 30.86 acres located at the southwest comer of Arizona Pavilions Drive and Cortaro Road, within a portion of Sections 26 and 35, Township 12 South, and Range 12 East; and WHEREAS, the Town Council, at their regular meeting on December 20, 2005, has determined that the Continental Ranch Retail Center-Westside final plat should be approved. NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of Marana, Arizona, that Continental Ranch Retail Center-Westside final plat, a re-subdivision of Blocks 2,3 and 4 of the Continental Ranch Retail Center Subdivision, consisting of Lots 1-13 on approximately 30.86 acres located at the southwest comer of Arizona Pavilions Drive and Cortaro Road, within a portion of Sections 26 and 35, Township 12 South, and Range 12 East is hereby approved with the following conditions: 1. All of the off-site improvements shown on engineering plan ENG0506-010 and approved by the Town Engineer shall be the responsibility of the master developer and shall be in place prior to the issuance of any certificates of occupancy (temporary or permanent) for the Westside Center development. 2. The master developer shall contribute $40,000 for two future traffic signal phasing/timing studies at signalized intersections along the Cortaro Road corridor (Silverbell/Cortaro, Cortaro/Arizona Pavilions, Cortaro/I-I0 ramps). Said monies will also be used to fund any signal timings/phasing, geometric, striping or signing modifications required as a result of the studies. The $40,000 must be submitted to the Town of Marana prior to the issuance of any certificates of occupancy (temporary or permanent) for the Westside Center development. .
