Berlin AICP, Planning Director SUBJECT: Resolution No. 2006-10: Relating to Development; approving and authorizing a fmal plat for Fianchetto Farms. DISCUSSION ReQuest Final plat approval for a l14-lot subdivision on approximately 30 acres. Location The subject property is generally located north of Moore Road and 900 feet east of Sanders Road. Zonin2 The property is zoned R-6 (single-family residential, minimum lot size 6,000 square feet) with an average lot size being 6,050 square feet and the smallest lot size being 6,027 square feet. Transportation The project has two points of access from Moore Road. A secondary access point is located to the north through the Payson Farms project. A temporary access point will be provided from Moore Road until the time of completion of Riccati Drive and Clark Farms Boulevard. An additional 75 feet right-of-way dedication from Moore Road is being acquired through the final plat. Park ReQuirements and Benefit Fee Area The project is required to provide .61 acres of private on-site active recreational facilities and proposes 3.5 acres. The active open space includes amenities such as an integrated system of trails, tot lots, play fields and picnic areas. The onsite trail system contains a total of 3,800 linear feet that connects to Payson Farms to the north, Rancho Marana to the east and Moore Road to the south. The project is located in the Northwest Marana Transportation, Marana Park and Lower Santa Cruz River Levee benefit fee areas. PRV-04114 Fianchetto Farms FP TC 011706 RECOMMENDATION Staff has reviewed the request against the requirements of the Fianchetto Farms rezoning adopted by Ordinance 2003.19, the Marana Land Development Code, and the Northwest Marana Area Plan. This final plat is in substantial conformance with all required development regulations and design guidelines and therefore, staff recommends approval of the final plat for Fianchetto Farms. SUGGESTED MOTION I move to approve Resolution No. 2006-10. PRV-04114 Fianchetto Farms FP TC 011706 MARANA RESOLUTION NO. 2006-10 RELATING TO DEVELOPMENT; APPROVING AND AUTHORIZING A FINAL PLAT FOR FIANCHETTO FARMS. WHEREAS, The Fianchetto Partners LLC, the owner of Fianchetto Farms, has applied for approval of a final plat for a 114-lot single-family home subdivision on 29.52 acres, including common areas "A," "B," and "C," and is generally located north of Moore Road and east of Sanders Road within a portion of Section 28, Township 11 South and Range 11 East; and WHEREAS, the Marana Town Council considered the application at their regular meeting of January 17, 2006 and has determined that the final plat should be approved. NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of Marana, Arizona, that Fianchetto Farms final plat, a 114-lot single family home subdivision generally located north of Moore Road and east of Sanders Road within a portion of Section 28, Township 11 South and Range 11 East is hereby approved.
