TOWN COUNCIL MEETING INFORMATION MEETING DATE: TOWN OF MARANA February 7, 2006 AGENDA ITEM: 1.7 TO: MAYOR AND COUNCIL FROM: Barbara C. Berlin, AICP, Planning Director SUBJECT: Resolution No. 2006-19: Relating to Development; approving and authorizing a fmal plat for San Lucas Block 9. DISCUSSION Reauest Final plat approval for a 95-lot residential subdivision on 20.66 acres. Location South of Cochie Canyon Trail about one-quarter mile east of Interstate lO. Zonine: Lots within Block 9 is zoned R-6 (single-family residential, minimum lot size 6,000 square feet). The average lot size for the block is 7,016 square feet. The smallest lot is 6,015 square feet (lot 42). Transportation Access to the San Lucas subdivision will be from Cochie Canyon Trail, an extension of Marana Road. Per the Development Agreement, the developer must construct Cochie Canyon Trail and a secondary emergency access road before residents can move in. The secondary emergency access will extend Postvale Road northward to the east edge of the San Lucas development. Block 9 will have direct access off Cochie Canyon Trail, as well as a cross access connection to Block 8. Park Reauirements and Benefit Fee Area Block 9 is required to provide 17,575 square feet of private recreation and provides 21,555 square feet with a private park. The private park will have a tot lot, picnic area, ramada, turf, and a barbeque grill. The project is located in the Northwest Marana Transportation and the Marana Park benefit fee areas. 020706 San Lucas Block 9 FP PRV-04037F TC Residential Desi2n Models within Block 9 of San Lucas will conform to the preexisting residential design standards since a builder submitted model plans for this block prior to the January 3 deadline. ATTACHMENTS Summary application, reduction of final plat and location map. RECOMMENDATION Staff has reviewed the request against the requirements of the San Lucas rezoning adopted by Ordinance No. 2003.25, the San Lucas Development Agreement, the Marana Land Development Code and the General Plan, and finds that it is in conformance. Staff recommends approval of the proposed San Lucas Block 9 final plat. WHEREAS, BCIF Group, LLC, the owner of San Lucas Block 9, has applied for approval of a final plat for 95 single-family detached homes on 20.66 acres, including lots 1 through 95, Common Areas "A" (Recreation and Open Space), "B" (Drainage), "C" (Private Park) and "D" (Monumentation), and is generally located south of Cochie Canyon Trail about one-quarter mile east of Interstate 10, in a portion of Section 22, Range 11 East, Township 11 South; and WHEREAS, the Town Council, at their regular meeting on February 7, 2006, has determined that the San Lucas Block 9 final plat should be approved. NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of Marana, Arizona, that San Lucas Block 9 final plat, a 95-10t residential subdivision within the San Lucas Block Plat and generally located south of Cochie Canyon Trail about one-quarter mile east of Interstate 10, in a portion of Section 22, Range 11 East, Township 11 South, is hereby approved.
