AGENDA TITLE: Resolution No. 2006-51: Relating to Development; approving and
authorizing a Release of Assurances for Gladden Farms - Block 4
and acceptance of public improvements for maintenance.
DISCUSSION
This release of the Assurance Agreement between US Home Corporation, a Delaware
corporation under Trust No. 844 and Title Security Agency of Arizona, an Arizona corporation,
and Gladden Forest, L.L.C., an Arizona limited liability company under Trust No. 30,212 and
Fidelity National Title Company, Inc., an Arizona Corporation and the Town of Marana, relates
to Gladden Farms - Block 4, as depicted on Exhibit A. Gladden Farms - Block 4 is comprised
oflots 1-47 and common areas 'A' through 'C'.
In releasing said Assurance Agreement, the Town of Marana will accept for maintenance,
including regulatory traffic control signs and street signs, approximately 0.20 miles of the
following paved streets:
. Coy Farms Way
. Kalamansi Drive
. Minneola Drive
. Quill Drive
. Rangpur Drive
. Satsuma Drive

RECOMMENDATION
Staff recommends Mayor and Council Release the Assurances for Gladden Farms - Block 4 and
accept the public improvements for maintenance.

Gladden Farms - Block 4, Full Release
MARANA RESOLUTION NO. 2006-51
RELATING TO DEVELOPMENT; APPROVING AND AUTHORIZING A RELEASE OF
ASSURANCES FOR GLADDEN FARMS - BLOCK 4, AND ACCEPTANCE OF PUBLIC
IMPROVEMENTS FOR MAINTENANCE.
WHEREAS, Gladden Farms - Block 4 is a 14.91 acre subdivision located west of Lon
Adams Road and north of Gladden Farms Drive, containing lots 1-47, common areas A through
C, and is recorded at the Pima County Recorder's Office in Book 58 of Maps and Plats, Page 18;
and
WHEREAS, the Town has previously entered into an Assurance Agreement with US
Home Corporation, a Delaware corporation (beneficiary) under Trust No. 844 (subdivider) and
Title Security Agency of Arizona, an Arizona corporation, (trustee), recorded at the Pima County
Recorder's Office at Docket 12399, Page 2548, and with Gladden Forest, L.L.c., an Arizona
limited liability company (beneficiary) under Trust 30,212 (subdivider) and Fidelity National
Title Company, Inc., an Arizona Corporation (trustee), recorded at the Pima County Recorder's
Office at Docket 12262, Page 3142, assuring the completion of public improvements; and
WHEREAS, US Home Corporation, has completed the public improvements acceptable
to Town standards in accordance with the Assurance Agreement for Gladden Farms - Block 4;
and
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of
Marana as follows:
Section 1. Gladden Farms - Block 4 is hereby released from the Assurance
Agreement with US Home Corporation under Trust No. 844 and Title Security Agency of
Arizona, and from the Assurance Agreement with Gladden Forrest, L.L.c., under Trust No.
30,212 and Fidelity National Title Agency, Inc.
Section 2. The Town accepts for maintenance, including maintenance of regulatory
traffic control and street signs, 0.20 miles of paved streets for the following appurtenances, as
depicted on Exhibit A:
a. Coy Farms Way
b. Kalamansi Drive
c. Minneola Drive
d. Quill Drive
e. Rangpur Drive
f. Satsuma Drive
