SUBJECT: Resolution No. 2006-59: Relating to Development; approving and
authorizing a fmal plat for Hidden Springs
DISCUSSION
ReQuest and Location
The applicant, MAlON I L.L.c., is requesting final plat approval for a five-lot subdivision on 10
acres. The project is generally located 4,600 feet north of Moore Road and west of Tortolita
Road.
Zonine: and Lot Size
The property's zoning is R-36 (Residential Single Family 36,000 square foot minimum lot size).
The final plat is proposing a minimum lot size of 60, 158 square feet. The maximum allowable
on-site disturbance is 30% or 130,799 square feet. The proposed on-site disturbance is 130,766
square feet. The proposed five lots will each have the ability to individually disturb 17,470
square feet.
Transportation
The main access to the proposed Hidden Springs subdivision is from Moore Road then by way of
Tortolita Road. The on site circulation is served by a private cul-de-sac street.
A portion of Tortolita Road used for access is a dirt surface. Improvements to Tortolita Road
will be completed by the developer from the point of which the current improvements end to the
beginning of Chavez Ridge Place, as accepted by the Town Engineer.

RECOMMENDATION
Staff recommends Council approval of the Hidden Springs final plat Lots 1-5 and Common Area
"A". This final plat conforms to all required development regulations and conditions of zoning.
SUGGESTED MOTION
I move to adopt Resolution No. 2006-59.
MARANA RESOLUTION NO. 2006-59
RELATING TO DEVELOPMENT; APPROVING AND AUTHORIZING A FINAL PLAT
FOR HIDDEN SPRINGS.
WHEREAS, MAlON I L.L.C., the owner of Hidden Springs, has applied for approval of
a final plat for a five-lot single-family home subdivision on 10.09 acres, including common area
"A" and is generally located west of Tortolita Road at its terminus in a portion of Section 26,
Township 11 South Range 12 East; and
WHEREAS, the Marana Town Council considered the application at their regular
meeting of May 2, 2006, and has determined that the final plat should be approved.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of
Marana, Arizona, that Hidden Springs final plat, a five-lot single family home subdivision
generally located west of Tortolita Road at its terminus in a portion of Section 26, Township 11
South, Range 12 East is hereby approved.
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona,
this 2nd day of May, 2006.
