SUBJECT: Resolution No. 2005-151: Relating to Development; approving and
authorizing a Imal plat for Ina & SilverbeU.
DISCUSSION
Reauest
Final plat approval of a 41-10t single family residential subdivision on approximately 58 acres.
Location
The project site is generally located on the west side of Silverbell Road approximately 1,000 feet
south of Ina Road.
Zonin2:
The property is zoned R-16 (single-family residential, minimum lot size 16,000 square feet).
The smallest lot proposed is 21,106 square feet and the average lot size is 33,173 square feet.
The plan proposes 0.70 dwelling units per acre with 70% of the site remaining natural
undisturbed open space.
Per Ordinance No. 2002.19 the maximum disturbed area is 30% of the total site area. The
grading envelopes for lots 1 though 41 may not exceed 16,000 square feet, exclusive of
driveways and utility installation. Grading area in excess of 14,440 square feet must be re-
vegetated with plant materials identical to those surrounding the area.
Per discussions between senior staff and the developer, the developer will monitor and report to
the Town the allowable remaining disturbance for each lot during the building permit stage.
Tracking of total site disturbance will be performed by the Town using metes and bounds
surveys submitted with building permit applications in combination with periodic surveys of the
site using aerial photography and geographic information system.
Transportation
The subdivision will be served by two points of access from Silverbell Road. The internal
circulation will be public streets and conform to Town of Maran a Subdivision Street Standards.

RECOMMENDATION
Staff recommends approval of the final plat with the recommended condition for Ina &
Silverbell. Staff has reviewed the application for compliance with the rezoning as adopted by
Ordinance 2002.19, the Marana Land Development Code and the Marana General Plan. This
Final plat appears to be in substantial conformance with all required development regulations
and conditions of zoning.
RECOMMENDED CONDITION
1. This project has not received clearance from the federal government agencies. No grading
permits shall be issued until the Town of Marana has received a copy of the Section 404
Permit from the US Army Corps of Engineers and any required changes have been
addressed.

RELATING TO DEVELOPMENT; APPROVING AND AUTHORIZING A FINAL PLAT
FOR INA & SIL VERBELL.
WHEREAS, InalSilverbell Land Holdings LLC, has applied for approval of a final plat
for a 41-1ot single-family home subdivision on 58.78 acres, including lots 1 through 41, Block
"A" and Common Area "A," and is generally located south of Ina Road and west of Silverbell
Road, within Section 2, Township 13 South, and Range 12 East; and
WHEREAS, the Town Council, at their regular meeting on December 20, 2005, has
determined that the Ina & Silverbell final plat should be approved.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of
Marana, Arizona, that the Ina & Silverbell final plat, a 41-1ot single-family home subdivision
generally located south of Ina Road and west of Silverbell Road, within Section 2, Township 13
South, and Range 12 East is hereby approved with the following condition:
1. This project has not received clearance from the federal government agencies. No grading
permits shall be issued until the Town of Marana has received a copy of the Section 404
Permit from the US Army Corps of Engineers and any required changes have been
addressed.
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona,
