DISCUSSION
Reauest and Commission History
The applicant is requesting approval of Amended Farm Field Five final plat for Lots 1 - 224 and
Common Areas "A" thru K" on approximately 69 acres within the Vanderbilt development.
The original final plat was presented to the Town Council on January 21, 2003 and approved by
Resolution No. 2003-02. The final plat was approved subject to a number of conditions including the
approval of a block plat for the Vanderbilt development, and a development agreement that addressed
regional park requirements, school site requirements, street dedications, and off-site drainage
requirements (Docket 12071, Page 4475, Resolution 2003-61). The final block plat for Vanderbilt was
heard by the Town Council at a regular meeting on February 15, 2005, approved by Marana Resolution
2005-20, and subsequently included in the Rancho Marana West Specific Plan Amendment by Marana
Ordinance 2005.05. The main differences between the amended plat and the original final plat include
the reduction in lot number from 248 to 224, and an increase in average lot size from 6,727 to 7,298
square feet.
Location
The proposed subdivision will be located at the northeast comer of Sandario Road and Moore Road.
Zonine: and Builder Information
This project, the first phase of a six phase development, is exclusively residential and will be built by
Nicholas Homes, a Scottsdale based builder new to the Marana community. The zoning, per the Rancho
Marana West Specific Plan, is "F' for Specific Plan. The land use designation is Medium Density
Residential (single family residential, 6,000 square feet minimum). The actual minimum lot size within
this project is 6,600 square feet, and the maximum lot size is 14,241 square feet. The average lot size is
7,298 square feet. Typical lot dimensions are 60' x 115'; minimum distances between residences are 15
feet between two, one-story homes, and 20 feet between two, two-story homes. Building heights are
restricted to 28 feet (two-story).
Transportation
The project will have access off Moore Road, Sandario Road, and proposed Clark Farms Blvd. north to
Civic Center Drive.
Benefit Fee Area
The developer on this project will be required to pay the Town established park and open space fees and
obligations. Additional fee requirements include a School Improvement Contribution of $1,200 per
residential lot, and the Santa Cruz River Levee reimbursement fee of $500 per acre of affected property.
Other contributions include the Northwest Marana Transportation Development Impact fee of $5,941 per
residential lot, or credit for improvements to regional transportation (Marana Ordinance No. 2005.12).
Parks and Recreation and Amenities
This project features a landscaped drainageway/swale that connects the project from west to east
providing the open space linkages, and enhanced landscape retention/detention basins, required in the
Ranch Marana West Specific Plan Amendment.

RELATING TO DEVELOPMENT; APPROVING AND AUTHORIZING A FINAL PLAT
FOR AMENDED FARM FIELD FIVE.
WHEREAS, on January 21, 2003, the Town of Marana adopted Resolution 2003-02
approving the final plat for Farm Field Five; and
WHEREAS, U.S. Development Land LLC, the owner of Farm Field Five, has applied for
approval of an amended final plat for a 224-10t single-family home subdivision on 69 acres,
including Lots 1 through 224 and Common Areas "A" thru "K", and is generally located at the
northeast comer of Sandario Road and Moore Road, within a portion of Section 27, Township
11 South, and Range 11 East; and
WHEREAS, the Town Council, at their regular meeting on October 4, 2005, has
determined that the Amended Farm Field Five Final Plat should be approved.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of
Marana, Arizona, that Amended Farm Field Five final plat, a 224-10t single-family detached
home subdivision on approximately 69 acres, located in Vanderbilt and generally located at the
northeast comer of Sandario Road and Moore Road, is hereby approved.
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona,
this 4th day of October, 2005.
