SUBJECT: Resolution No. 2005-126: Relating to Development; approving and
authorizing a final plat for Oasis Hills.
DISCUSSION
Request
A request for final plat approval for 90 lots on approximately 59 acres.
Location
The site is generally located north of Linda Vista Boulevard, south of Oasis Road, and southeast of
Camino de Manana.
Zonin!! and Lot Size
The Acacia Hills specific plan designates the subject property as "Low-Medium Residential." This
designation has a minimum lot size of 3,000 square feet and allowable density of three to five dwelling
units per acre.
The final plat proposes 90 lots, including Lots 1 through 90, Block 1, and Common Areas "A" and "B",
equaling a gross density of 1.51 dwelling units per acre. The lot sizes range from a minimum 5,222
square feet to 14,972 square feet.
Transportation Plan
The project will have two entrances from Oasis Road. Internal circulation will be a single loop road.
Parks and Recreational Amenities
The project includes a .65 acre (.38 acres required) active recreational facility and will include a half
basketball court, play structure, turf areas, benches, and a ramada.
A multi-use trail will follow the 50-foot public sewer and water easement extending from Linda Vista
Boulevard north to Oasis Road through the right-of-way on Crook Place.
The project includes 23 acres of natural, undisturbed open space that is dispersed throughout the
subdivision.
Desi2n
The homes will be a mix of one-and two-stories. The owner compiled neighborhood input during the
preliminary plat stage that resulted in Lots 1-15 being restricted to one-story homes. Further, a solid six-

foot block wall will be constructed along the rear Lots 1 thru 24, 25 and 31 thru 33, a restriction also
based upon neighborhood input.
Benefit Fee Area
This project is subject to the Marana Park and South Marana Transportation benefit fee areas.

RECOMMENDATION
Staff has reviewed the application for compliance with the Acacia Hills Specific Plan, Marana Land
Development Code, and the Marana General Plan. Staff recommends approval of a final plat for Oasis
Hills.

MARANA RESOLUTION NO. 2005-126
RELATING TO DEVELOPMENT; APPROVING AND AUTHORIZING A FINAL PLAT
FOR OASIS HILLS.
WHEREAS, Red Point Development, representing the owner, has applied for approval
of a final plat for a 90-1ot single-family home subdivision on 59 acres, including Lots 1 through
90, Block 1, and Common Areas "A" and "B", and is generally located north of Linda Vista
Boulevard, south of Oasis Road, and southeast of Camino de Manana, within Section 14,
Township 12 South, and Range 12 East; and
WHEREAS, the Town Council, at their regular meeting on October 4, 2005, determined
that the Oasis Hills final plat should be approved.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of
Marana, Arizona, that Oasis Hills final plat is hereby approved.
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona,
this 4th day of October, 2005.
