AGENDA TITLE: Presentation: Northeast Marana Area Study
DISCUSSION
The purpose of the presentation is to highlight key issues arising in Northeast Marana. The key
issues involve land use, the environment, transportation, and cost of service.
In summary, the presentation recommends the Town should proceed with the preparation of a
impact fee study area that comprises the area described as Northeast Marana that extends from
the County line on the north, to the eastern Town limits on the east, to approximately the
Lambert Lane alignment on the south, and to the CAP canal (north of Tangerine) and 1-10
(south of Tangerine) on the west.
The potential products that could corne out of the Study would be a Northeast Marana road
impact fee and benefit area, an interim environmental rezoning policy while the habitat
conservation plan runs its course, a Tangerine Road design concept report, a preferred road
cross section on Tangerine Road that would accommodate urban traffic and wildlife crossings
connecting sensitive habitat areas, a General Plan amendment that balances environmental and
urban growth issues, and a Major Street Plan amendment addressing connectivity issues
throughout the area. There is a timeline within the presentation that describes approximately
when the above products will corne forth in a public meeting to Council.

RECOMMENDATION
Staff recommends it proceed to work on the products illustrated in the presentation obtaining
Council input and direction at the milestones shown in the presentation's timeline.
