SUBJECT: Resolution No. 2005-85: Relating to Development; approving a
final plat for The Villages IV at Dove Mountain.
DISCUSSION
The request is for final plat approval of a 47-1ot single family detached home subdivision on
10.37 acres within the Dove Mountain Specific Plan. The proposed subdivision is a re-
subdivision of Lot 291 of The Villages III at Dove Mountain. The proposed subdivision is
located west of Dove Mountain Boulevard, approximately one-half mile north of Tangerine
Road.
The land use designation is Mixed Use Commercial per the Dove Mountain Specific Plan,
wherein Medium Density Residential (minimum lot size of 2,000 square feet) is a permitted use
for the Mixed Use Commercial land use designation.
The minimum lot size of this proposed subdivision is 4,737 square feet (Lot 6) and the average
lot size is 6,045 square feet. The lot sizes within this subdivision are consistent with the
surrounding established subdivisions, and statl finds the proposed lot sizes appropriate.
Richmond American is the builder for The Villages IV. Four home models used in The Villages
III have been approved for The Villages IV.
The Marana Land Development Code does not require on-site park and recreation requirement
for subdivisions with less than 50 units. However, the applicant is providing 29,136 square feet
of park area set aside as Common Area "A". Cottonwood Properties is planning on improving
Common Area "A" with a ramada, restrooms and a dog run. This park area is contiguous to the
existing Dove Mountain Park to the north.

RECOMMENDATION
Staff recommends approval of a Final Plat for The Villages IV at Dove Mountain. Staff has
reviewed the application for compliance with the Dove Mountain Specific Plan, the Marana
Land Development Code and the Marana General Plan. This Final Plat is in conformance with
all required development regulations.

RELATING TO DEVELOPMENT; APPROVING A FINAL PLAT FOR THE
VILLAGES IV AT DOVE MOUNTAIN.
WHEREAS, the applicant, OPW Engineering, LLC representing the property owners of
The Villages IV at Dove Mountain, has applied for approval of a final plat for a 47-lot single
family home subdivision on 10.37 acres, including lots 1 through 47 and Common Areas "A"
and "B", and generally is located one half mile north of Tangerine Road and west of Dove
Mountain Boulevard, within Section 35, Township 11 South and Range 12 East; and
WHEREAS, the Town Council, at their regular meeting on July 19, 2005 has determined
that The Villages IV at Dove Mountain final plat should be approved.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of
Marana, Arizona, that The Villages IV at Dove Mountain final plat, a 47-lot single family home
subdivision within the Dove Mountain Specific Plan and generally located one half mile north of
Tangerine Road and west of Dove Mountain Boulevard, within Section 35, Township 11 South
and Range 12 East is hereby approved.
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona,
this 19th day of July 2005.
