DISCUSSION
Reauest
The applicant, W. J. Lang Construction, Inc., requests approval of a development plan for a construction
office and equipment storage located at Lot 42 of the Peppertree Business Park, west of Business Park
Drive and Hartman Lane.
Zonin!! Information and Lot Size
The subject property is within the Continental Ranch Specific Plan area. The land use designation per the
specific plan is Industrial (1). The proposed development is allowable under this designation.
The site has a gross area of 1.38 acres (59,963 square feet); the proposed building floor area is 10,800
square feet with a proposed height of 21 feet (maximum height allowed is 39 feet). The project's total
landscape coverage is 11.4%, slightly more than the 10% minimum required.
Access and Parkin!!
This project will have one full access point onto Business Park Drive.
Because of the nature of W. J. Lang Construction's business, the applicant requested a reduction in the
required number of parking spaces from 30 to 16. As a construction office, W. J. Lang Construction does
not require the amount of parking needed for retail use. The Peppertree Business Park/Continental Ranch
Business Park Association has reviewed and approved the proposed building and site layout which
includes an approval for a reduced number of parking spaces.

Summary application, location map, development plan reduction and colored elevations.
RECOMMENDATION
Staff has reviewed the application for compliance with the Continental Ranch Specific Plan, the Marana
Land Development Code and the Marana General Plan. The development is in conformance with all
required development regulations and conditions of zoning. Staff recommends approval of the
development plan for W. J. Lang Construction, Inc.

RELATING TO DEVELOPMENT; APPROVING AND AUTHORIZING A
DEVELOPMENT PLAN FOR LOT 42 AT PEPPERTREE BUSINESS PARK.
WHEREAS, W. J. Lang Construction, Inc., the owner of Lot 42 at Peppertree Business
Park, has applied for approval of a development plan for a construction office and storage on a
1.38 acre site, generally located west of Business Park Drive and Hartman Lane, within Section
35, Township 12 South, Range 12 East; and
WHEREAS, the Town Council, at their regular meeting on July 18, 2006, has determined
that the development plan for Lot 42 at Peppertree Business Park should be approved.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of
Marana, Arizona, that the development plan for Lot 42 at Peppertree Business Park is hereby
approved.
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona,
this 18th day of July, 2006.
