Berlin AICP, Planning Director SUBJECT: Resolution No. 2006-114: Relating to Development; approving and authorizing a fmal plat for Canyon Pass V at Dove Mountain. DISCUSSION The request is for final plat approval of a 52-lot single family detached home subdivision on 166.65 acres within the Dove Mountain Specific Plan. The proposed subdivision is located on Dove Canyon Pass, approximately 2 % miles north of Dove Mountain Boulevard. The land use designation is "E" or Estate Lots (minimum lot size of 36,000 square feet) per the Dove Mountain Specific Plan. The minimum lot size of this proposed subdivision is 43,560 square feet (Lot 323) and the average lot size is 88,936 square feet. This gated custom-built subdivision is located on the northeastern border of the Dove Mountain Specific Plan. Approximately 1 ~ miles of new private streets will be constructed to town standards for this project. Houses will be custom-built within approved building envelopes assigned by the Dove Mountain ARC. This project is subject to compliance with the Dove Mountain Conservation Plan regarding native plants, wildlife and other natural resources found at Dove Mountain. ATTACHMENTS Application and location map and reduced final plat. RECOMMENDATION Staff recommends approval of a final plat for Canyon Pass V at Dove Mountain. Staff has reviewed the application for compliance with the Dove Mountain Specific Plan, the Marana Land Development Code and the Marana General Plan. This final plat is in conformance with all required development regulations. SUGGESTED MOTION I move to approve Resolution No. 2006-114. MARANA RESOLUTION NO. 2006-114 RELATING TO DEVELOPMENT; APPROVING AND AUTHORIZING A FINAL PLAT FOR CANYON PASS V AT DOVE MOUNTAIN. WHEREAS, the applicant, OPW Engineering, LLC representing the property owners of Canyon Pass V at Dove Mountain, has applied for approval of a final plat for a 52-lot single family home subdivision on 166.65 acres, including lots 280 through 331 and Common Areas "A", "B" and Tract "A", and generally is located two and three quarter miles north of Dove Mountain Boulevard on Dove Canyon Pass, within Sections 7,8 and 17, Township 11 South and Range 13 East; and WHEREAS, the Town Council, at their regular meeting on August 1, 2006 has determined that Canyon Pass V at Dove Mountain final plat should be approved. NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of Marana, Arizona, that Canyon Pass V at Dove Mountain final plat, a 52-lot single family home subdivision within the Dove Mountain Specific Plan and generally located two and three quarter miles north of Dove Mountain Boulevard on Dove Canyon Pass, within Sections 7, 8 and 17, Township 11 South and Range 13 East is hereby approved.
