SUBJECT: Resolution No. 2006-119: Relating to Development; approving and
authorizing a preliminary plat for Casa Sevilla Lots 1 - 34.
DISCUSSION
Reauest
The applicant requests preliminary plat approval of a 34-10t single family residential subdivision
on 34.65 acres.
This project was presented to the Planning Commission on June 28, 2006. The Planning
Commission is forwarding this preliminary plat to the Town Council with a unanimous
recommendation for approval.
Location
The site is located at the southwest comer of Tangerine Road and Camino De Oeste.
Zonine:
On May 17, 2005, the Mayor and Council approved Ordinance No. 2005.13, adopting the
rezoning of the property to "F" (Specific Plan) creating the Casa Sevilla Specific Plan. That plan
provided an area of 32.5 acres for 34 lots with an average size of 5,993 square feet (0.14 acres)
and a central recreation area. The preliminary plat conforms to the development plan concept in
the Specific Plan.
Parks and Open Space
Each residential unit will pay the required $3,028 for public park and trail system facilities as
adopted by Ordinance No. 2006.12.
The Specific Plan limits site disturbance to a maximum of25 percent of the site. A total of24.45
acres of natural undisturbed open space (NUOS) is provided in Common Area E, or 75 percent
of the site as required by the Specific Plan.
Public Facilities
Lots will be served by a private sanitary sewer system for all lots that will connect to an existing
sanitary sewer in Camino De Oeste. Water will be provided by Tucson Water Department.

Transportation
The residential development is served from Camino De Oeste with one gated entry and a 1250-
foot long street terminating in a cuI de sac. The project includes improving Camino De Oeste
from Tangerine Road south to the subdivision entrance. All buildings will be sprinklered;
therefore, the requirement for secondary access was waived in the Specific Plan. All internal
streets will be privately owned and maintained.

RECOMMENDATION
Staff recommends approval of the preliminary plat for Casa Sevilla. Staff has reviewed the
application for compliance with the Marana Land Development Code and the specific plan. This
preliminary plat complies with all required development regulations and conditions of zoning.

RELATING TO DEVELOPMENT; APPROVING AND AUTHORIZING A PRELIMINARY
PLAT FOR CASA SEVILLA, LOTS 1 - 34.
WHEREAS, Brex Limited Partnership, the owner of Casa Sevilla, has applied for
approval of a preliminary plat for 34 single-family attached and detached homes on 34.65 acres
comprising lots 1 through 34, Common Areas "A" (Private Streets), "B" (Recreational Area),
"C" (Landscape Area), "D" (Drainage and Retention), and "E" (Natural Undisturbed Open
Space), and is generally located at the southwest comer of Tangerine Road and Camino De Oeste
in a portion of Section 1, Township 12 South, Range 12 East; and
WHEREAS, the Town Council, at their regular meeting on August 1, 2006 has
determined that the Casa Sevilla Preliminary Plat should be approved.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of
Marana, Arizona, that Casa Sevilla Preliminary Plat, a 34-lot residential subdivision generally
located at the southwest comer of Tangerine Road and Camino De Oeste in a portion of Section
1, Township 12 South, Range 12 East is hereby approved.
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona,
this 1 st day of August, 2006.
