SUBJECT: Resolution No. 2006-134: Relating to Development; approving and
authorizing a final plat for Continental Reserve Professional
Plaza.
DISCUSSION
Reauest
Final plat approval of an 8-lot commercial subdivision on approximately 10 acres. The final plat
will allow individual ownership of the proposed buildings.
Location
The site is generally located south of Continental Reserve Loop and west of Silverbell Road.
Historv
A development plan was approved in February 2005, containing the same lot configuration and
points of access as shown on the proposed final plat.
Zonine:
The property is zoned "F" Pima Farms Specific Plan and designated commercial. The property
lies within the Silverbell Road Corridor Overlay District and is subject to those regulations as
well.
Transportation
The subdivision will be served by a looped private road that connects to Continental Reserve
Loop and Silverbell Road and private drives to each lot.
ATTACHMENTS
Summary of application, final plat reduction and location map.
RECOMMENDATION
Staff recommends approval of the final plat for Continental Reserve Professional Plaza. Staff
has reviewed the application for compliance with the Pima Farms Specific Plan and the Marana
Land Development Code. This final plat appears to be in substantial conformance with all
required development regulations and conditions of zoning.

RELATING TO DEVELOPMENT; APPROVING AND AUTHORIZING A FINAL PLAT FOR
CONTINENTAL RESERVE PROFESSIONAL PLAZA.
WHEREAS, CRB 20, L.L.C., representing the owner, Alliance Bank of Arizona, Trust
114960 has applied for approval of a final plat for an eight-lot commercial subdivision on 10.19
acres, including lots 1 through 8, and Common Areas "A" and "B" and is generally located south
of Continental Reserve Loop and west of Silverbell Road within a portion of Section 28,
Township 12 south, Range 12 east.; and
WHEREAS, the Town Council, at their regular meeting on September 5, 2006, has
determined that Continental Reserve Professional Plaza final plat should be approved.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of
Marana, Arizona, that Continental Reserve Professional Plaza final plat, an eight-lot commercial
subdivision, is hereby approved.
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona, this
5th day of September, 2006.
