A RESOLUTION OF THE MAYOR AND COUNCIL OF THE TOWN OF MARANA,
ARIZONA, APPROVING THE FINAL PLAT FOR HARTMAN VISTAS, SUBMITTED BY
PRESIDIO ENGINEERING, FOR A 353 -LOT SINGLE FAMILY DETACHED HOME
SUBDIVISION, ONE BLOCK. ZONED "MR -I ", AND ONE BLOCK ZONED "V -C ", ON
157.33 ACRES OF CURRENTLY VACANT LAND LOCATED AT THE SOUTHWEST
CORNER OF LINDA VISTA BOULEVARD AND HARTMAN LANE, WITHIN A PORTION
OF SECTION 23, TOWNSHIP 12 SOUTH, RANGE 12 EAST.
WHEREAS, this property was rezoned from "C" to "R -6" (Residential, minimum lot size
6,000 square feet), "MR-1" (Multi- Family Residential) and "V -C'" (Village Commercial) by
Ordinance No. 95.03, February 21, 1995; and
VJMREAS, the Preliminary Plat was heard and approved by Town Council by Resolution
No. 2000 -23 on March 21, 2000; and
WHEREAS, the Final Plat was heard by the Marana Planning and zoning Commission on
November 7, 2001, and a recommendation for approval was passed 4 — 0 with one condition; and
WHEREAS, the applicant is proposing to construct this project pursuant to Marana
Development Code, Section 05.10.07H(2)(A) "Reduced lot option ", which will require the
provision of 2.57 acres of additional developed recreational space in addition to the standard 185
square feet per unit requirement; and
WHEREAS, the applicant has provided two active, developed recreational areas totaling
approximately six (6) acres; and
WHEREAS, all other R -6 (single- family residential, minimum lot size 6,000 square feet)
development regulations are adhered to with this Final Plat; and
WHEREAS, the Mayor and Council have determined that approval of the Final Plat for
Hartman Vistas is in the best interest of the residents of the Town..
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of
Marana., Arizona, that the Final Plat, submitted by Presidio Engineering, for a 353 -lot single
family detached home subdivision on 157.33 acres located at the southwest corner of Linda Vista
Boulevard and Hartman Lane, within a portion of Section 23, Township 12 South, Range 12 East
be approved subject to the following notification:
No appro vat, permit, or authorization of the Town of Marana authorizes the applicant
and/or landowner to violate any applicable federal or state laws or regulations, or relieves the
applicant and/or landowner from responsibility to ensure compliance with all applicable federal
and state laws and regulations, including the Endangered Species .Act and the Clean water Act.
You are advised to retain appropriate expert and/or consult with appropriate federal and state

agencies to determine any actions necessary to assure compliance with applicable laws and
regulations.
PASSED AND ADOPTED by the Mayor and Council of the Town of M ana, Arizona,
