REPLACING THE HANDICAPPED PARKING SPACE MINIMUM DIMENSIONS FOUND
IN TABLE I WITH rI OF THE CURRENT AMERICANS WITH � DISABILITIES ACT;
AND ESrFABLISHING AN EFFECTIVE DATE
WHEREAS the Mayor and Council of the Town of Marana find that the revisions
adopted by this ordinance are in the best interest of the Town of Marana and the general public.
NOW, THEREFORE, BE IT ORDAINED by the Mayor and Council of the Town of
Marana, Arizona, as follows:
Section .1.. T`he amendments to the Land Development Code of the Town of Marana Title
5 (Zoning) revising the minimum lot width for the R -6 zone from 55 to 50 feet and correcting
formatting issues with Section 05.10.12.G and Title 22 (off Street Parking and Loading)
replacing the handicapped parking space minimum dimensions found in rfable I with those of
the current Americans with Disabilities Act, three copies of which are on file in the office of the
Town Clerk of the Town of Marana, Arizona, which were made a public record by an are
attached as Exhibit A. and Exhibit B to Resolution No. 2015-126 of the Town of Marana,
Arizona, ark hereby referred to, adopted and. made a park: of the ordinance as if fully set out here.
Section 2. All ordinances or parts of ordinances in conflict with the provisions of this
ordinance are repealed as of the effective date of this ordinance; provided, however, that this
repeal shall not affect the rights and duties that matured or penalties that were incurred and
proceedings that were begun before the effective date of the repeal.
Section 3. I1. any section, subsection, sentence, clause, phrase or portion of this ordinance
is for any reason held to be invalid or unconstitutional by the decision of any court of competent
. jurisdiction, the decision shall not affect the validity of the remaining portions of this ordinance.
Section 4. This ordinance is effective on December 1.6, 2015.

D. Conditional Uses.
The following may be permitted subject to Conditional Use Permits provided for in
Section 10.10 of the Land Development Code.
1. Day care center;
2. Private schools and other ancillary uses in connection with churches, synagogues,
and other places of worship;
3. Group homes; and
4, Upon annexation and translation of county zoning, any use or uses and densities
that were permitted on the annexed property under the county zoning at the time of
annexation (see Section 10.10, paragraph P).
Ev. . Temporary Uses.
The following may be permitted for a specified time period, subject to Section 09.01;
Temporary sales trailer, within an approved subdivision;
F, Prohibited Uses.
Uses prohibited in the R_6 district are as follows:
1. Commercial uses, except those specifically permitted; and,
2. Industrial uses.
GN. Property development standards -- Generally.
The property development standards set forth in this section shall apply to all land,
structures and buildings in the R -6 zone.
+; Lot area.
The minimum lot size shall be six thousand (0,000) square feet.
}. L Lot dimensions.
a. Width. Lots shall have a minimum width of � #�#� -� feet.
b. Depth. Lots shall have a minimum depth of eighty (80) feet.
3 Minimum Front, Side and Rear Yards (Setbacks)
a. The required front yard (setback) shall be a minimum of sixteen (16)
feet, except where garages open or face directly onto an abutting street,
in which case the garage setback shall be a minimum of twenty (20) feet.
A maximum' of thirty-five percent (35 %) of the lots may have a reduced
setback to the sixteen feet, with the balance of the setbacks being twenty
feet or greater.
b. The required side yard (setback) shall be a minimum of five (5) feet,
with a street side yard (setback) having a minimum of ten (10) feet.
C. The required rear yard (setback) shall be a minimum of twenty (20)
feet. Where the front yard (setback) is increased above the twenty (20)
feet, then the rear yard (setback) may be reduced one (1) foot for each
foot of increase, but shall not be reduced to below fifteen (15) feet.
