" „ ') I I CT ION This issue of the Council Executive Report provides a summary of the Town's performance during April 2017. The information is organized in sections based on the Town's General Plan: LAND MANAGEMENT: How Marana plans to use the land and where the Town expects growth. BUILT ENVIRONMENT: Man-made structures built on the land. It is used to describe all structures, facilities and other physical infrastructure, and includes urban and rural development, telecommunications, utility networks, transportation systems, and sewer treatment and conveyance systems. PEOPLE AND COMMUNITY: Marana values its citizens, businesses and visitors and strives to create a high quality of life. This theme ensures that citizen, business and visitor needs are addressed equally and includes public safety, parks and recreation, economic vitality and community involvement. RESOURCE MANAGEMENT: Provides guidance in managing Marana's renewable and non-renewable resources. Elements include open space and trails, cultural resources, water resources and energy. NATURAL SYSTEMS: Natural resources that we rely on to exist: land, air, water and biological systems. Projects can be in process for various lengths of time and will show up for several months after initial submittal until completed. PROJECT DESCRIPTION STATUS ------------------------------------------------------------------------- P LAT Saguaro Bloom 8A DR Horton is re-subdividing Block 8A of Saguaro Bloom Waiting for final Final Plat in order to increase the common area open space by submittal reducing the number of lots. ------------- Saguaro Bloom DR Horton is subdividing Block 1 of Saguaro Bloom to Waiting for final Block 1 create 410 residential lots and common area on 91 submittal Preliminary Plat acres of land. Gladden Farms Crown West Land Group is re-subdividing Gladden To Town Council May Blocks 7 & 13 Farms Blocks 7 & 13 Final Plat which reconfigures the 16th Amended Final Plat existing 75 lots and adds one lot to the 28.3 acres of land. Gladden Farms KB Home Tucson is re-subdividing Block A of Gladden 2nd submittal in Blocks 14& 15 Farms Blocks 14& 15 Final Plat for 68 lots on 16.7 acres review Phase 2 Final Plat of land in phase two of the subdivision for a total of 138 lots. Twin Peaks Vista Mr. and Mrs. Richard Neter are platting a 24 acre, Waiting for 2nd Final Plat private street subdivision with 58 lots on the west side of submittal Twin Peaks Road at Camino de Manana. Blue Agave at Dove Cottonwood Properties is subdividing a second phase Waiting for 2nd Mountain II of the Blue Agave subdivision in Dove Mountain. The submittal Final Plat plat creates an additional 64 lots on 39.9 acres of land and brings the overall Blue Agave subdivision lot count up to 256. Villagio Final Plat Ault Companies is resubdividing the Villagio Final Plat, To Town Council May creating a 1.33 acre lot for National Self Storage, 16th located on the west side of Thornydale Road, north of Tangerine Road. Del Webb VI Pulte Homes is subdividing 61.8 acres of land for 70 Waiting for 2nd Final Plat lots in phase six of the Del Webb community in Dove submittal Mountain.This phase brings the total Del Webb community platted lot count up to 454. 4 LAND MANAGEMENT ( CON T ' This table outlines Development Services projects in April. PROJECT DESCRIPTION STATUS REZONING Twin Peaks Gateway C&C Construction proposes to rezone 70 acres 2nd submittal in of land to be designated as R-6 (Residential) review and NC (Neighborhood Commercial) in order to accommodate commercial development and 144 single-family residences located on the south side of Tangerine Road,just east of Twin Peaks--------------------------------------------------Road. -----------------_. Lazy K Bar Ranch The Planning Center, representing the land owners, To Town Council LKB Ranch, LLC, proposes to rezone 103.5 acres of land May 16th located west of Scenic Drive at Pima Farms Road, for a residential subdivision with 194 lots. DEVELOPMENT PLANS Northwest Medical Northwest Medical Center plans to build a Waiting for 2nd Center Freestanding freestanding, 11,555 SF emergency room medical submittal Emergency Building building on 2.3 acres of land in the Marana Center development. Circle K Circle K Stores plans to construct a 5,900 SF fuel and Waiting for final convenience store on 2.36 acres of land located at submittal the southeast corner of the Silverbell and Ina Roads intersection. Encantada at HSL Properties intends to construct a 304 unit Waiting for 2rd Continental Ranch apartment complex on 17.83 acres of land located submittal at the northwest corner of 1-10 East Bound Frontage Road and Arizona Pavilions Drive. The increase is primarily attributable to retailers who previously did not report shoplifting, and have now changed their policy and begun a more proactive loss prevention program. Tucson Premium Outlets has typically not reported thefts from any of their stores; however, as of late more of their stores are routinely reporting thefts of merchandise. Two additional stores that previously had a policy of not stopping or reporting thefts have now started their own loss prevention and are beginning to report thefts as well. A sewer card is issued during the building permit process for projects that are within the Town's service area, allowing the project to connect to the system. The impact fees associated with these cards are based on meter size, 5/8", 3/4", 1 ", etc. The impact fees that went into effect on August 1, 2014 allow the Utilities Department to better track the revenue and capacity related to sewer cards issued through Equivalent Dwelling Units (EDUs). A 5/8" meter is the standard and has a value of 1 EDU, each larger meter size is then based off of this 1 EDU. The red bar shows the sewer EDUs for the cards issued during that month. This data will always be shown through the previous month due to data processing times. The graph below shows the gallons that the department has billed for that month. This is shown in millions of gallons per month, and reflects what the department is intending to collect for water commodity revenue. This information allows the department to track the water produced vs. the water for which the department is compensated. These numbers fluctuate month to month for a few reasons; new meter connections from new homes, customers moving in and opening accounts, and customers moving out and closing accounts.
