INTPODUCTION
This issue of the Council Executive Report provides a summary of the Town's performance
during July 2017. The information is organized in sections based on the Town's General Plan:
LAND MANAGEMENT: How Marana plans to use the land and where the Town expects
growth.
BUILT ENVIRONMENT: Man-made structures built on the land. It is used to describe
all structures, facilities and other physical infrastructure, and includes urban and rural
development, telecommunications, utility networks, transportation systems, and sewer
treatment and conveyance systems.
PEOPLE AND COMMUNITY: Marana values its citizens, businesses and visitors and strives to
create a high quality of life. This theme ensures that citizen, business and visitor needs are
addressed equally and includes public safety, parks and recreation, economic vitality and
community involvement.
RESOURCE MANAGEMENT: Provides guidance in managing Marana's renewable and
non-renewable resources. Elements include open space and trails, cultural resources, water
resources and energy.
NATURAL SYSTEMS: Natural resources that we rely on to exist: land, air, water and biological
systems.

This table outlines Development Services projects in July. Projects can be in process for various
lengths of time and will show up for several months after initial submittal until completed.

Saguaro Bloom 8A DR Horton is re-subdividing Block 8A of Saguaro Bloom Waiting for final
Final Plat in order to increase the common area open space by submittal
reducing the number of lots.
Gladden Farms II Crown West Land Group is subdividing Block 26 of 1 st submittal in
Block 26 Gladden Farms II to create 95 residential lots and review
Final Plat common areas on 24.62 acres of land at the southeast
corner of Moore Road and Postvale Rd.
Twin Peaks Vista Mr. and Mrs. Richard Neter are platting a 24 acre, Waiting for 2nd
Preliminary Plat private street subdivision with 58 lots on the west side of submittal
Twin Peaks Road at Camino de Manana.
Blue Agave at Dove Cottonwood Properties is subdividing a second phase Waiting for final
Mountain III of the Blue Agave subdivision in Dove Mountain.The submittal
Final Plat plat creates an additional 64 lots on 39.9 acres of land
and brings the overall Blue Agave subdivision lot count
up to 256.
Del Webb VI Pulte Homes is subdividing 61.8 acres of land for 70 2nd submittal in
Final Plat lots in phase six of the Del Webb community in Dove review
Mountain.This phase brings the total Del Webb
community platted lot count up to 454.
Twin Peaks Oasis AJS Oasis, LLC is subdividing 36.8 acres of land located To Planning
Preliminary Plat on the east side of Twin Peaks Rd, north of the Oasis Commission 8/30/17
Rd intersection, for a Mattamy Homes residential
subdivision with 74 lots.
Linda Vista Village Red Point Development is subdividing 196 acres of 1 st submittal in
Preliminary Block Plat land located on the north and south side of Linda Vista review
Rd, east of Twin Peaks Road. The proposed subdivision
will have 263 lots with 7 blocks for commercial and
residential uses.

Twin Peaks C&C Construction proposes to rezone 79 acres 3rd submittal in
Crossroads of land to be designated as R-6 (Residential) review
and NC (Neighborhood Commercial) in order to
accommodate commercial development and 154
single-family residences located on the south side of
Tangerine Road,just east of Twin Peaks Road.
Verizon Wireless Verizon Wireless is requesting approval of a conditional To Town Council
Communication use permit for the development of a new wireless 8/15/17
Facility at Heritage communication facility at Marana Heritage River Park.
Park CUP
Avion Solar CUP Avion Solar, LLC is requesting approval of a conditional To Planning
use permit for the development of a solar farm at 13420 Commission 8/30/17
W.Avra Valley Road.
Dove Mountain Rita Land Corp. & Redhawk Marana LLC proposes to 1 st submittal in
Specific Plan add 28.22 acres at the northeast corner of Camino de review
Amendment 7 Oeste and Tangerine Road to the specific plan area.

Stagecoach Stop RV Mr. Lawrence Whitlock is requesting a significant 1 st submittal in
Storage Facility SLUC land use change to allow a RV storage facility with review
caretaker's residence at 13990 N.Amole Circle.
DEVELOPMENT
PLANS
Popeye's Louisiana Land Development Consultants is proposing a 2,844 1st submittal in
Kitchen at Marana square foot Popeye's fast food restaurant with drive- review
Marketplace thru on the remaining vacant pad at the Marana
Marketplace development at the southeast corner of
Orange Grove and River Roads.
Encantada at HSL Properties intends to construct a 304 unit Waiting for 3rd
Continental Ranch apartment complex on 17.83 acres of land located submittal
at the northwest corner of 1-10 East Bound Frontage
Road and Arizona Pavilions Drive. Plans include a mix
of two and three story buildings with a clubhouse,
swimming pool and dog park.

New Connections:
The chart below shows the number of water meters installed, sewer cards issued, and sewer
equivalent dwelling units for the given month. A sewer card is issued during the building permit
process for projects that are within the Town's service area, allowing the project to connect
to the system. The impact fees associated with these cards are based on meter size, 5/8", 3/4",
1 ", etc. The impact fees that went into effect on August 1, 2014 allow the Utilities Department
to better track the revenue and capacity related to sewer cards issued through Equivalent
Dwelling Units (EDUs). A 5/8" meter is the standard and has a value of 1 EDU, each larger
meter size is then based off of this 1 EDU. The red bar shows the sewer EDUs for the cards issued
during that month. The EDU measurement more accurately reflects the revenues collected
and the capacity at the Marana Wastewater Treatment Facility.

SERVICE PROVISION
The following two figures give a picture of the status of the Water Department each month.
This data will always be shown through the previous month due to data processing times. The
graph below shows the gallons that the department has billed for that month. This is shown
in millions of gallons per month, and reflects what the department is intending to collect
for water commodity revenue. This information allows the department to track the water
produced vs. the water for which the department is compensated.

The chart below shows the number of customers billed each month. These numbers fluctuate
month to month for a few reasons; new meter connections from new homes, customers
moving in and opening accounts, and customers moving out and closing accounts. These two
figures, coupled with the data from the water and sewer meter connections chart, give an
overall, high-level, snapshot of the status of the department.
