Access and Traffic Circulation
Access to the site will be provided via the tunnel and gated access at the
northern terminus of Thornydale Road
Internal roads to be private and maintained by Saguaro Ranch
Utilities
Water provided by Tucson Water
Sewer by individual on-site septic systems
Lot 50 anticipated to be served by private packaged sewer system
Electric service by TRICO
Gas service by Southwest Gas
Important Benefits of the Project
Conservation Area:
Approximately 161 acres of the
northern portion of the Ranchette
development area will be designated
as conservation area for protection
against impacts to the mountain
landscape and important Sonoran
Desert Tortoise habitat. This area will
remain undeveloped with the
exception of the public trail

Public Trail:
Staff and the property owner
agree on the significance of
providing public trail access
through the project
Staff identified a trail alignment
along the west side of the
Saguaro Ranch project that will
provide realistic access and
connections to the Town’s
existing and planned trail
network through adjacent
developments
Development Agreement
Original 2003 Saguaro Ranch Pre-Annexation and Development Agreement
and the two 2004 amendments have been incorporated into an Amended
and Restated Saguaro Ranch Pre-Annexation and Development Agreement
Draft of the amended agreement clarifies outstanding requirements and
obligations and expands terms to cover the newly proposed areas within the
Saguaro Ranch Specific Plan
Agreement will be further modified to address issues that arise as the project
moves forward
