A RESOLUTION OF THE MAYOR AND COUNCIL OF THE TOWN OF MARANA, ARIZONA
AUTHORIZING A LOT SPLIT FOR BLOCK 20 OF THE CONTINENTAL RESERVE FINAL BLOCK
PLAT, TO BE SPLIT INTO BLOCK 20A AND BLOCK 20B, LOCATED AT THE SOUTHWEST
CORNER OF CONTINENTAL RESERVE LOOP AND SILVERBELL ROAD, IN A PORTION OF
SECTION 28, TOWNSHIP 12 SOUTH, RANGE 12 EAST. THE SUBJECT PROPERTY IS LOCATED
WITHIN THE PIMA FARMS SPECIPIC PLAN AND HAS A COMMERCIAL LAND USE
DESIGNATION.
WHEREAS, the Town of Marana approved the Continental Reserve Final Block Plat, on February
18, 2000 and recorded at the Pima County Recorder's Office in Book 53 of Maps and Plats, Page 35; and
WHEREAS, the owner, HB Land Development has requested a lot split for Block 20 of said final
block plat creating Blocks 20A and 20B, as depicted on Exhibit "A", attached hereto and incorporated
herein by this reference, for the purpose of facilitating the sale of Block 20A for proposed residential
development and the transfer, through separate instrument, of Block 20B to the Continental Reserve Home
Owner's Association for open space and drainage; and
WHEREAS, Town staff has reviewed the request and has determined that this lot split meets all
zoning requirements, is consistent with the Pima Farms Specific Plan, and will not result in any adverse
impacts to the adjoining blocks within the subdivision; and
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of Marana,
Arizona that Block 20 of the Continental Reserve Final Block Plat may be divided into Block 20A and
Block 20B, as requested by the applicant,
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona, this 6th day of
January, 2004.
