Conceptual Land Use •Total of 187 SFR lots R‐6 lots (50) @ 6,000 S.F. R‐3.5 lots (137) @ 4,800 S.F. •Combined density = 3.60 RAC •17.7 acres within the residential area for open space (drainage, revegetated area, park, natural path)•Access provided by an extension of Camino Benicardo (Joplin Lane) from Linda Vista Boulevard•Property owner will dedicate up to 90’ width of ROW for Camino Benicardo along its frontage•Traffic Engineering Division has accepted TIA 4
Final thoughts / RecommendationRecommendation: Staff recommends adoption of Ordinance 2019.010 approving the Joplin Estates Rezoning and a minor amendment to the Marana General Plan based upon the findings and subject to the conditions set forth in the draft ordinance included with the staff report 5
