Project Overview •Council approved rezoning to Village Commercial (VC) on March 19, 2019•Final Plat comprises 16.51 acres •Re‐subdivides Lots 163‐180, 295‐297 and Common Area “A” of Cortaro Ranch Lots 1‐297 and Lots 293C and 294B•Access from CortaroFarms Road, CeriusStravenue, and Joplin Lane2
Final Plat •Six commercial lots 29,567 S.F. to 197,657 S.F.•Common Area “A” (Retention / detention)•Common Area “B” given to HOA for open space •Plat dedicates 33’ (width) of ROW for Joplin Lane •Developer will construct Joplin Lane adjacent to its frontage 3
Development Plan •Commercial and residential development will share the retention / detention basins•All development shall be subject to the Town’s Commercial Design Standards•Landscape plan will be required for aesthetics and buffering •Maximum proposed building height 40’ •Joplin Lane constructed with site development 4
RecommendationRecommendation: Planning Commission considered both the final plat and development plan at the February 27, 2019 meeting and voted 7 to 0 to recommend approval by the Town Council. Staff recommends adoption of Resolution No. 2019‐023 approving the Final Plat for Cortaro Ranch Phase II Staff recommends adoption of Resolution No. 2019‐024 approving the Development Plan for Cortaro Ranch Phase II 5
