Floodplain Variance
Request
A Variance is requested from the Town floodplain code for 7430 N Silverbell Road
in relation to the timing of construction and FEMA approvals.
A CLOMR was submitted in June of 2020
CLOMR is currently under review by FEMA
Town Code 17-15-10-E9
When a modification or removal of a FEMA SFHA is sought for a development, the
following requirements apply:
c. A CLOMR must be submitted to and accepted by FEMA prior to
construction of physical improvements.
Current Floodplain
SFHA –Zone A
Commercial buildings
must be elevated or
dry floodproofed four
feet above highest
adjacent natural
grade
Proposed Improvements
Perimeter conveyance channels
tied to existing box culverts
Design has been approved by
Marana and PCRFCD staff
Applicant desires to begin site
improvements before FEMA
approval of CLOMR
Implications of Variance
FEMA could not approve the CLOMR
FEMA could require as-builts of work before approval
FEMA could remove Town from CRS program
FEMA could sanction Town in FIS program
Variance request is for site grading
Town Code 17-15-10-E9e: Commercial/industrial buildings to be affected by a
LOMR shall not be granted a floodplain use permit until the LOMR has
become effective, unless the building as designed meets the requirements of
this chapter for the pre-LOMR conditions
