Pima Farms North Specific Plan –The Villas
at Sombrero Peak with a land use
designation of Village Core-Commercial
•Purpose
–Resolve split zoning designation on subject
property and bring the entire property
under the regulations and standards of
one specific plan
–Allow the property to pursue a conditional
use permit for a self-storage facility

•Letter to Adjacent Property Owners
–Prior to application submittal,a letter was
sent to the adjacent property owners to
discuss the proposed project.
–To date,none of the 7 property owners
have responded to the offer to meet.
•Virtual Meeting
–A virtual meeting was hosted on August 13th to discuss
the proposed specific plan amendment and the
anticipated conditional use permit requests.All
property owners within 300’of the property were
notified.
–Approximately 14 individuals participated,including 3
members of the development team.
–Concerns expressed as related to the Specific Plan
Amendment:
–Land Use Compatibility “commercial uses are
not appropriate at this location”
–Concerns expressed as related to the Conditional Use
Permit request for self-storage facility:
–Building (size,height,architecture)
