HomeMy WebLinkAboutResolution 2020-125 Approving a Conditional Use Permit to Allow the Development of a Self-Storage Facility at 8611 N Continental Reserve Loop MARANA RESOLUTION NO. 2020-125 RELATING TO DEVELOPMENT; APPROVING A CONDITIONAL USE PERMIT TO ALLOW THE DEVELOPMENT OF A SELF-STORAGE FACILITY AT 8611 N. CONTINENTAL RESERVE LOOP IN THE PIMA FARMS NORTH SPECIFIC PLAN - VILLAS AT SOMBRERO PEAK WHEREAS DAZ7-Sombrero Peak L.L.C., represented by the Planning Center (the "Applicant") has applied to the Town of Marana for a Conditional Use Permit (CUP) to allow a self-storage facility at 8611 N. Continental Reserve Loop (the "Property"); and WHEREAS the Property is zoned 'F' Pima Farms North Specific Plan - Villas at Sombrero Peak (the "Villas at Sombrero Peak Specific Plan"), and pursuant to the terms of the Villas at Sombrero Peak Specific Plan, self-storage facilities are conditionally permitted only upon approval of a CUP by both the Planning Commission and the Town Council; and WHEREAS the Marana Planning Commission considered the request for approval of the conditional use permit on October 28, 2020, and voted 6-0 to approve, and to recommend that the Mayor and Council approve, the conditional use permit subject to several staff-recommended conditions and two additional conditions; and WHEREAS the Mayor and Council find that the best interests of Marana and its residents are served by approval of the conditional use permit. NOW, THEREFORE, BE IT RESOLVED BY THE MAYOR AND COUNCIL OF THE TOWN OF MARANA, that the conditional use permit to allow the development of a self-storage facility at 8611 N. Continental Reserve Loop is hereby approved subject to the following conditions: 1. The Applicant shall comply with all applicable provisions of the Town of Marana codes and ordinances current at the time of development and with the development standard of the Villas at Sombrero Peak Specific Plan. 2. Outdoor RV or boat storage, and truck and trailer rentals, shall be prohibited at this facility. 3. Nothing that can be construed as building signage shall be visible through windows on the south, east, and west sides of the building. 4. All wall and site lighting shall be downward directed and shielded to prevent spillover to adjacent properties, and shall conform to the approved Lighting Plan. 00073239.DOCX/2 Marana Resolution No.2020-125 - 1 - 5. All second floor windows facing south shall be fully opaque, spandrel black glass, except for the window lighting under the portico in the covered loading drive. 6. All second floor windows facing Continental Reserve Loop shall be fully opaque, spandrel black glass.
