AN ORDINANCE OF THE TOWN COUNCIL OF THE TOWN OF MANANA, ARIZONA
ADDING TO THE SUBDIVISION CODE, TITLE 6 OF THE DEVELOPMENT CODE,
A REQUIREMENT FOR STATE PLANE COORDINATES ON PERMANENT SURVEY
MONUMENTS AND A LISTING OF DOCUMENTATION REQUIRED FOR RELEASE OF
PERFORMANCE GUARANTEES
WHEREAS the Town Council of the Town of Marana, Arizona did,
on the 14th day of May, 1984, adopt a Development Code for the
Town of Marana pursuant to Ordinance No. 84.04; and
WHEREAS the Town Council does wish to incorporate into its
Development Code provisions for State Plane Coordinates and
documents required for release of performance guarantees for
subdivisions.
NOW, THEREFORE, BE IT ORDAINED by the Town Council of the
Town of Marana, Arizona that Section 06.03.02 F. Permanent Survey
Monuments, be amended by adding the following sentence: "The
State Plane Coordinates for permanent survey monuments shall be
indicated on the final plat."
NOW, THEREFORE, BE IT FURTHER ORDAINED by the Town Council
of the Town of Marana that Section 06.04 Performance Guarantees,
be amended by adding the following:
"Before release of assurances of guarantees for construction or
improvements in existing or proposed public rights-of-way,
including subdivisions or large-scale developments, the following
listed documents shall be submitted to the Town of Marana:
A. Applicant's Engineer's inspection reports and records.
B. Report of laboratory and field testing from testing agency.
C. Formal acceptance/approval of water line and hydrant
installation from water utility and fire district.
O. Formal acceptance/approval of sewerline and manhole
installation from Pima County Wastewater.
E. Copy of release from dust control permit, through P.E.D.E.Q.
F. Applicants Engineer/surveyor's record of bench marks set and
thereof.
G. Surveyor's certification that all monuments are in place as
shown on final plat and on construction plans.
H. Certification by professional engineer that construction has
been completed in full accordance with approved plans,
specifications, and applicable Town Standards, as established
by the Town Engineer.
I. Copies of recorded documentation of all easements not
dedicated by the plat.
3. Certification by registered landscape architect that all
landscape work has been completed in full accordance with
· approved plans, specifications, and applicable Town
Standards.
K. Certified list of all items and quantities installed.
L. Itemized contract costs.
M. Copy of assurances agreement, between the applicant and Town.
N. Filled-out form for release of assurances.
O. Bill of sale to Town of Marana for installations to be
accepted by the Town.
P. Mylar of the approved preliminary plan (plat).
O. Mylar of the recorded final plat.
R. As-built mylars for all construction accomplished, and so
certified by the appropriate professional.
S. Tabulation of all fees paid to the Town for plan and report
reviews, for construction permits and payment of any remainin9
or additional review, permit, or inspection fees required.
T. Detailed agreement for maintenance of landscaping.
U. One-year 9uarantee of work".
PASSED AND ADOPTED.by the Mayor and Town Council of the Town
of Marana this 18th day of February, 1992,
