DISCUSSION ReQuest Final plat approval of a 81-10t single family detached home subdivision on approximately 18.94 acres within the Rancho Marana 154 development for Lots 1 through 81 and Common Areas "A" through "M". Location The proposed subdivision is located in Block 4 of the Rancho Marana 154 block plat, which is located north of the Clark Farms Boulevard alignment and west of the Tangerine Farms Road alignment. Zoning: and Lot Size The zoning for Rancho Marana 154 Block 4 is "F" for the Rancho Marana West Specific Plan. The land use designation is Medium Density Residential (single family residential 6,000 square feet minimum). The average lot size is 6,537 square feet, with the smallest lot being 6,004 square feet for lot number 78. Transportation The project will take access from Tangerine Farms Road and Clark Farms Boulevard. The developer will provide a northbound left-turn lane on Tangerine Farms Road. Recreation and Amenities This project requires .34 acres of developed recreation area. On-site park and recreation requirements will be met using the drainage facilities for active and passive recreation. Block 4 has a playground park and passive open space area totaling 3.3 acres, which also serve as public drainage ways. Both areas will be landscaped and connect via a trail system. Benefit Fee Area The development agreement with Meritage Homes (formerly Monterey Homes Construction, Inc.) requires that the developer incorporate significant open space, recreational and drainage improvements including neighborhood pocket parks, Tangerine Buffer Improvements, and landscaping in, on and around the Barnett Road Channel. The developer is required to pay the Town established park and open space fees and obligations. Additional fee requirements include the Santa Cruz River Levee reimbursement fee of $500 per acre of affected property. The developer would have been required to pay the town's Arterial Roadway Development Impact Fees, but due to recent dollars credited for road improvements made, the developer currently owes zero dollars. WHEREAS, Meritage Homes (formerly Monterey Homes), the owner of Rancho Marana 154 Block 4, has applied for approval of a final plat for a 81-1ot single-family home detached home subdivision on approximately 18.94 acres, including Lots 1 through 81 and Common Areas "A" thru "M", and is generally located north ofthe Clark Farms Boulevard alignment and west of the Tangerine Farms Road alignment, within a portion of Section 28, Township 11 South, and Range 11 East; and WHEREAS, the Town Council, at their regular meeting on January 16, 2007, determined that the Rancho Marana 154 Block 4 final plat should be approved. NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of Marana, Arizona, that Rancho Marana 154 Block 4 final plat is hereby approved.
