MARANA RESOLUTION NO. 2002-120
A RESOLUTION OF THE MAYOR AND COUNCIL OF THE TOWN OF MARANA,
ARIZONA, AUTHOR/ZING THE APPROVAL OF A LOT SPLIT FOR LOT 3 OF PARCEL
63A OF THE CONTINENTAL RANCH SPECIFIC PLAN.
", WHEREAS, the Town of Marana approved the final plat for Parcel 63A of the
Continental Ranch Specific Plan, Lots 1-4, on January 15, 2002, and recorded at the Pima
County Recorder's Office in Book 55 of Maps and Plats, Page 47-1; and
WHEREAS, the owner, Southwest Value Partners IV Limited Partnership, through The
WLB Company has requested the Town to approve the split of Lot 3 of Continental Ranch Parcel
63A into two lots, to allow the individual sale of eaCh lot; and
WHEREAS, the Town staffhas reviewed the request and has determined that this lot split
and the proposed lots meet the zoning requirements for the land use designation Freeway
Commercial (C*) of the Continental Ranch Specific Plan and will not result in any adverse
impacts to the adjoining lots within the subdivision; and
WHEREAS, the Mayor and Council of the Town of Marana find that the granting of this
lot split will benefit the Town and may facilitate the development of business within the
community.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town o f
Marana, Arizona, that Lot 3 of Continental Ranch Parcel 63A may be divided into two lots, as
requested by the applicant, in general conformity with the Proposed Lot Configuration exhibit
attached.
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona,
this 5th day of November 2002.

River Meridian, Pima County, Arizona; described as folloWS:
COMMENCING at the Northerly end of curve labeled as "C5" shown on said plat;
THENCE N 09"06'29" W, along the Westedy line Of said' Lot, a distance of 90.70
feet to the POINT OF BEGINNING;
THENCE continue N 09°06'29" W, 122.65 feet to a point of curvature of a
tangent curve concave to the East;
THENCE Northerly along the arc of said curve, to the dght, having a radius of
158.50 feet and a central angle of 20°35'00" for an arc distance of 56.94 feet to a point
of compound curvature of a tangent curve concave to the Southeast;
THENCE Northeasterly.and Easterly along the am of said curve, to the right,

of reverse curvature of a tangent curve concave to the Southwest;

point of tangency;
