SUBJECT: Resolution No. 2007-32: Relating to Development; approving and
authorizing a development plan for Lots 50-53 at Peppertree
Ranch Business Park.
DISCUSSION
Reauest
The WLB Group on behalf of Redyns Development, LLC requests the approval of a development
plan for Lots 50-53 at Peppertree Ranch Business Park. The development plan is for four
warehouse/office buildings. The intended use within each building is 80% warehouse area and 20%
office area. The subject property is within the Continental Ranch Specific Plan and is located
southerly of Business Park Drive, easterly ofCortaro Rd. at the intersection of Business Park Drive and
Coca Cola Place.
Zonin2 Information and Lot Size
The land use designation is Industrial (I) as specified by the Continental Ranch Specific Plan. It has
been determined by the Planning Director that the proposed development is allowable within the
Industrial designation.
The site is 8.34 acres and the proposed building floor area is 150,181 square feet. The
project's total landscape coverage is 15 percent ofthe gross site area, exceeding the 10 percent
minimum required.
Access and Parkin2
There are six ingress/egress points providing access to the site off ofN. Business Park Drive. Direct
access to each building will be provided by parking area access lanes (P AALS). The number of
required parking spaces is 183 and the total number of parking spaces being provided is 314.

RECOMMENDATION
Staff has reviewed the application for compliance with the Continental Ranch Specific Plan, the
Marana Land Development Code and the Marana General Plan. The development is in conformance
with all required development regulations and conditions of zoning. Staff recommends approval of
the development plan for Redyns Development, LLC.
SUGGESTED MOTION

RELATING TO DEVELOPMENT; APPROVING AND AUTHORIZING A
DEVELOPMENT PLAN FOR LOTS 50-53 AT PEPPERTREE RANCH BUSINESS
PARK.
WHEREAS, Redyns Development, LLC, the owner of Lots 50-53 at Peppertree Business
Park, has applied for approval of a development plan for warehouse/office buildings on a 8.34
acre site, generally located southerly of Business Park Drive, easterly of Cortaro Road. at the
intersection of Business Park Drive and Coca Cola Place, within Section 35, Township 12
South, Range 12 East; and
WHEREAS, the Town Council, at their regular meeting on March 6, 2007, has
determined that the development plan for Lots 50-53 at Peppertree Ranch Business Park should
be approved.
NOW, THEREFORE, BE IT RESOLVED by the Mayor and Council of the Town of
Marana, Arizona, that the development plan for Lots 50-53 at Peppertree Ranch Business Park is
hereby approved.
PASSED AND ADOPTED by the Mayor and Council of the Town of Marana, Arizona,
this 6th day of March, 2007.
