DISCUSSION The purpose of this informational item is to present to Mayor and Council a proposed annexation of property located south of Pima Farms Road and east of the 1-10 Frontage Road and the Union Pacific Railroad right-of-way. The applicant is proposing to annex this property into the Town of Marana to ultimately develop an industrial development. The proposed area of annexation is currently within the Town of Marana's Ultimate Limits Map of the General Plan. The location is designated as part of the Ultimate Boundary Expansion area. The adopted Future Development Plan for the Town of Marana designates this site as Industrial/General which could support the applicant's industrial development. SUGGESTED MOTION No action required. 030607 Pima Farms Annexation Informational TC.doc ANNEXA TION OF 28.8 ACRES TO THE TOWNOFMARANA The 28.8 acre site is located on the south side of Pima Farms Road at the end of Cerius SV east of the 1-10 freeway and Union Pacific Railroad Right-of-Way. Pima County shows the property as zoned Suburban Homestead (SH); however, in August 1970 the Pima County Board of Supervisors zoned the property Trailer Homesite (TH) with conditions but without time limitations. The major condition being that an acceptable plat be filed and approved. No plat has been filed with the county; therefore, no Ordinance has been approved. A plat may be filed at any time for a mobile home subdivision or park. The Marana General Plan designates the property General Industrial. If the property is annexed into the Town of Marana the property owner will file a rezoning request for Heavy Industrial (HI). The property will be developed in the following manner: Site Development: The development on site will be medium sized warehousing 25,000-50,000 square feet, small bay rentals 2,500-5,000 square feet catering to incubator companies and condo offices, size depending on the needs of the end users. The property owners may create some one acre parcels within the project for larger warehousing buildings. Because, sewer is not available to the site, (see sewer section below) all of the proposed uses have been kept low intensity for the use of septic tanks. If and when sewer is available to the site more intense uses may be developed. Sewer: Currently public sewer is located .53 miles (2,773 feet) north of the site. The proposed development of the site currently will re-lie on septic tanks for sanitary sewer. When sewer is available a lift station will have to be constructed as the site is lower than any existing public sewer. Transportation: The current and future access to the property is Cerius SV, with the actual driveway off Pima Farms Road. Depending on the extent of development on the site some improvements may need to be made to Cerius SV.
