HomeMy WebLinkAboutCouncil Presentation 8-17-2021 Planning Center's Silverbell RidgeSilverbell Ridge Rezoning SILVERBELL ROAD AND INA ROAD MARANA TOWN COUNCIL MEETING AUGUST 17, 2021 PUBLIC OUTREACH Who we contacted: •All property owners within 300’ •Everyone included in the Impacted Parties list from the prior rezoning efforts •Coalition for Sonoran Desert Protection SUBJECT PROPERTY BACKGROUND AND PLAN EVOLUTION Initial Redesign Sent to surrounding neighbors in November 2020 •Larger open space buffers and more open space •Removal of private residential lots abutting the south and west boundaries •Less hillside disturbance and cut/fill •Fewer homes along the wildlife corridors •Conversion of southern access point to emergency access only SUBJECT PROPERTY Green Text = Changes for the Coalition Purple Text = Changes for Neighbors Redesign #2 •Removed Lot 20 from previous plan to provide greater buffer near future wildlife crossing •Agreed to adding a continuous row of shrubs along emergency access •Reduced the number of homes along the south boundary •Committed to a 6’ wall along the backyards of the homes along the south boundary •Identified locations for wildlife-friendly fencing to deter ATV/UTV access •Increased the minimum width of the proposed wildlife corridors BACKGROUND AND PLAN EVOLUTION Green Text = Changes for the Coalition Purple Text = Changes for Neighbors Involved in the Process Redesign #3 Sent to surrounding neighbors in March 2021 •Removal of additional lots for a total of 57 •Memorialized request for the use of Low Impact Development techniques and emergency access to be a non-asphalt surface BACKGROUND AND PLAN EVOLUTION Green Text = Changes for the Coalition Purple Text = Changes for Neighbors TENTATIVE DEVELOPMENT PLAN NATURAL UNDISTURBED OPEN SPACE OTHER CONSIDERATIONS •Further additions to the Invasive Non-Native Plant Species Subject to Control list (Exhibit C of the 2015 ordinance) •Modification of the Town’s approved plant list in consultation with the Coalition for Sonoran Desert Protection to remove additional species •Emphasis on only allowing native Sonoran,Chihuahuan,and Mojave Desert plant species •Coordination with the Coalition and Town regarding the proper instrument for the preservation and management of the undisturbed open space areas Silverbell Ridge Rezoning Questions???
