HomeMy WebLinkAboutCouncil Presentation 10-05-2021 PCM2009-001 Payson Farms - Remington Ordinance AmendOrdinance 2021.021 Amendment to Ordinance 2004.23-Payson Farms Town Council Public Hearing October 5, 2021 Background and Request 2 Background Marana Ordinance 2004.23 •Adopted January 4, 2005 creating Payson Farms •Rezoned from ‘A’ Small Lot Zone to R-6 •Tentative Development Plan with 367 lots •Platted as 367 lots in 2006 •Rezoning Condition No. 18 As per the Tentative Development Exhibit II.B, the following range of lot sizes shall be provided on the plat: •6,050 sf min –max 49% of the total lots •6,900 sf min –max 28% of the total lots •7,800 sf min –min 23% of the total lots Request •Remove rezoning Condition No. 18 •Reconfigure lots as depicted in the new conceptual land use plan •Revise other conditions of rezoning to conform to intervening Town action, current Town policies, and current Arizona law. New Conceptual Land Use Plan •Maximum number of lots –435 •Minimum lot size –6,000 sf •Gross density –4.4 du/ac •Meets recreational area requirements Existing Tentative Development Plan •Maximum number of lots –367 •Minimum lot size –6,000 sf •Gross density –3.45 du/ac •Met recreational area requirements New Conceptual Land Use Plan
