Proposed amendment to Master Plan Area (MPA) 2 Existing Land Use and Surrounding Zoning 3 Land Use Concept 4 Land Use Mixed Use designation to accommodate single-family residential, multi-family residential, and commercial uses typically allowed within the Town’s Village Commercial (VC) zone. Voted unanimously to recommend approval with three additional conditions: 1.Restrict single-family residential development along Tangerine Road to single-story 2.All commercial west of the wash shall be limited to single-story 3.The 24-armed saguaro referenced by owners in Sky Ranch will be preserved in accordance with Town standards 8 Staff Recommendation This is a discretionary item for the Town Council to consider. Should the Council choose to approve this item, staff recommends it be based upon the recommended findings and subject to the recommended conditions. 9
