Allow attached and detached housing on smaller lots within MHDR Attached and detached housing product on lots between 3,500 S.F. and 4,500 S.F. in MHDR Allow multi-family residential use within the Commercial (C) only as a detached rental product 4 Minor General Plan Amendment Future Circulation Map Future Circulation Map of the General Plan specifies a future ROW of 150 feet for Kirby Hughes Road and 190 feet for Hardin Road Sanders Grove Specific Plan and development agreement specify a ROW width of 90’ for Kirby Hughes Road and a ROW of 60’ for Hardin Road Assumptions were made in determining the width of ROW needed when writing the General Plan, for example, drainage to be accommodated in the ROW for Hardin Road Town staff has determined that with the conditions detailed in the recommendation, the applicant’s request can reasonably be approved 5 The Planning Commission considered the request on September 28, 2022 Voted unanimously 6-0 to recommend approval to the Town Council subject to the staff recommended conditions, plus one additional condition: 1.“To restrict apartment-style multi-family housing” 6 Planning Commission Recommendation Staff Recommendation This is a discretionary item for the Town Council to consider. Should the Council choose to approve this request, staff recommends it be based upon the recommended findings and subject to the recommended conditions contained in the draft ordinance attached to the staff report. 7
